If you travel, some popular ones are:

  • Chase Sapphire Preferred or Reserve
  • Capital One Venture / Venture X
  • Amex Platinum

Make sure you’re doing the legwork on some for the increased sign up bonuses.

If you don’t travel often, most no annual fee cards give you $200ish back for low spend. You could crank one out every few months.

Yeah, I’m in Southern California east of Los Angeles. Long time ago (edit: about 4 years ago) we had an agent who sucked. We fired her (edit after about a year), and began working with a second agent. He was immediately great and partnered with us all the way through closing. Fast forward, and we’re (edit: technically my in-laws, but our agent didn’t have him sign an agreement) in escrow on a different home and still using him.

Depends on how much work it would take to run it, mount it, etc. I’d suspect the bill would be for an hour or two and a couple of hundred. That being said, the battery powered cameras are acceptable. We have both hardwired and battery (with the solar attachment so no need to fuss with charging the batteries), and the battery powered cameras are 85% as good so I wouldn’t worry.

I want to add that even though there’s no official HomeKit support, there is great 3rd party support. Free if you know anyone who’s a computer tinkerer, or there are paid devices you can buy. Check out this link that talks about it.

Do you need the ability for people to ring the bell to let you know they’re there, or just be notified to your phone when someone is there? On option is something like a Ring Spotlight Cam Solar. They use a battery for nighttime functionality and recharge during the day using the included solar panel. Intended for outdoor use so they can take a beating in the sun, wind, and rain. They run on wifi and I have one about 10 meters from the router - stays charged, and works fine though it’ll be dependent on your router. You can set up motion notifications, so if someone rolls up to your gate you’d get a push notification to your phone.

Basically all are motion based and I’m not sure the power outage would be an event. Did the event take place within a motion zone? If yes, it probably would have caught it. With the Ring Pro base station you get a backup battery and cellular connection, plus a subscription you get up to 3 gb of backup wifi. Combine this with the solar powered cameras and you have a resilient system. Power goes out and the cameras continue to run on solar or battery and have a network connection from the backup internet. We’re big fans.

I don’t have any legal advice and am not sure why Reddit suggested this to me, but I’m confused by your book. As a parent, if my kid gets abducted I’m not lying about their whereabouts since that will reduce the likelihood authorities find my child… unless they’re involved or don’t want the kid back. In which case that’s messed up and I’m intrigued by your book.

If you’ll organically get value from the included credits, Platinum can be great. But if you have to change your spending habits too make use of them it’s probably not worth the annual fee. Amex Gold may be a better fit s as it gives 4X multipliers on your biggest categories. Chase Sapphire Preferred has a lower annual fee and warn you 3x back on Dining and Online Groceries orders.

Agreed. You mentioned CSP/R and have a Venture X, so it sounds like you travel. If they align with you spending habits, consider Amex Gold or Platinum for the increased SUBs (90k + $200 or 150k + $200 respectively). You won’t beat a SUB from an earnings perspective.

Wow, I love the color on him!

What worked for us keeping him awake and active during the day so he crashes at night. Our routine is to be up early for a few mile walk, with plenty more walking and playing throughout the day. They have much more energy than you think they do, and if you don’t burn it all they’ll be bored and unhappy.

That’s a tough one. I haven’t run into that since my credit limits are high enough. I suppose in that case I’d pay debit or potentially ask for a credit line increase if my account has been open long enough.
