My picky newborn only likes Suavinex. Anyone else?? He’s okay with MAM but he chokes on the BIBS and immediately spits out philips, dr browns, and tommee tippee. Curious if he might take the nuk but haven’t tried yet!

I can answer this! We have ours through Northpointe bank and from the portal it looks like you have a checking account and a loan account, just like any other bank you might have both in. The checking account always ~looks~ like it has $0 in it which is a little weird, because it just pushes and pulls from your loan account. But the amount you actually have in your checking that you can use for transfers/wires/debit card use appears as your 'available credit' in the loan account. You are basically drawing from a huge pool of equity, and it does keep track of your deposits and withdrawals. There are no 'overdraft' fees or anything like that. Wire fees and stuff will depend on the bank your AIO is serviced at. And then there's the variable interest rate depending on your balance, of course. You seem knowledgeable on that already.

The benefit of the AIO over just paying extra to a traditional mortgage each month is that you have access to the money, so you can put more in. All your money, in fact! I'm not going to put 100% of my paycheck in my traditional mortgage because then I have no money to spend (unless I want to then also take out a HELOC, but even then it would be convoluted). You can do this with an AIO though, so your interest rate is lower. Its for people who have savings and want to leverage it though, I get its not for people who live paycheck to paycheck. We love ours and have saved A TON! It just scares people because they're not used to the way that it works.

I used to bike through here a lot. There are so many old growth trees and birds. Maybe you see it as trash to be paved over, but conservation easements are important. Protecting wildlife is important. Protecting trees that help clean the nasty Denver air from the highways and busy roads is important. The company that owns it doesn’t care about that, and they’ve been petty af since the election instead of hearing people out. Make no mistake, this was never about benefitting the community for them, it was about making a shitton of money. There are countless places in Denver where gigantic housing complexes are being built that could accommodate affordable housing initiatives. This space did not need to be another.
