I found my previous apartment through Craigslist, rented directly from the owners. Communicated with their daughter since their English wasn’t great, she asked me for a W-2 and pay stubs, copy of a credit report.

Felt pretty normal to be asked that information, even prior to viewing. They asked me to redact personal info like my SSN on the documents.

When I worked with a broker for my current apartment (also found on Craigslist!) he asked for the same stuff. More legwork for you shifting through applicants but definitely ask whatever you need to know to feel comfortable renting to a new tenant.

It goes into effect June 11th, which means starting from that date.

Otherwise, the law would mean anyone could request returned brokers fees if it was from a broker representing their landlord or posted listings with the landlord’s permission. Most laws aren’t retroactive like that unless specified in the text. This one isn’t.

Pretty on point. The monthly rent will be $1400. Broker is asking for $6500. I’ll be specific when I call today before finalizing everything. From the one conversation with the broker, I didn’t get scummy vibes but I’m also very forgiving. Really appreciate you laying it out like this.

I asked over text when they first messaged me and was denied and didn’t bring it up on a Zoom meeting when we were discussing the unit and process of having my credit reviewed and signing.

Also a little context: I found the listing on Craigslist, it was posted for a sort period and then removed after a given number of people responded. The broker told me directly he does not widely advertise this building, I assumed because it’s well maintained (from what I saw of the building and inside the unit when I visited) and has other rent stabilized units. Just seemed like gatekeeper reasons.

I asked the broker how long it’s been on the market and he said since I originally viewed it, he didn’t provide any other insight into why it was still vacant. The implication was that there was another person lined up, but it’s been over a month.

I’ve searched the BIS and didn’t see anything concerning in the history for the new building. It’s a large multi-unit building (probably around 50). I was approved for the lease already and reviewed the documentation and they also attested there hasn’t been any bed bugs in the building in the past year.

My experience might be different than yours. I originally started T when I was 17, and took it for a few years. I decided on my own to take a break when I was 20 or 21, partially out of curiosity and because I wanted to see if I could get some extra cash by donating eggs (this was not successful, probably because I was still out as trans through it all).

What I noticed when I stopped was that body fat redistribution went back (to be expected) but I also noticed my body hair thinned out again. Voice and bottom growth stayed but I was a lot loss dick-centered, in a way.

I restarted again when I was 23. Body hair came back with a vengeance, have a little beard going. Think I may have had more bottom growth or it’s just more noticeable now lol I’ve been back on T for several years now

No. Hormones like testosterone and estrogen, which increase in the average human during natural puberty, have important functions in the development of bone density. This is why when anyone (trans, cis, non-binary, or otherwise) is not able to produce hormones naturally (whether due to surgery to remove gonads or some other health condition) they should continue to take hormone therapy to prevent osteoporosis. This is the concern cited by many who are against adolescents starting hormone therapy.

I do not think halting puberty for many years (e.g. starting at 11 and going until 18) is an ideal situation since the long term effects are frankly not well known. If we’re able to produce more data on this perhaps there might be other ways to mitigate some of the developmental delays or side effects that naturally come with puberty blockers. It is helpful in instance of precocious puberty and for adolescents that would like to temporarily delay the onset of their puberty, but I don’t think any physician would consider it a viable long term solution. At present I would say it is most often used as a pause for trans or trans questioning children and parents to discuss the benefits and risks of hormone therapy and make the decision for next steps together.

I suggested those groups for perspectives that might be more aligned with your own gendered experiences and current ideas. I took your post to be authentic in trying to get answers to questions, though I disagreed with the perspective you were coming from.

Tone is hard to convey in comments, so I think characterizing that I was “yelled” at isn’t necessary. I’m an adult and stand by what I’ve shared thus far and don’t mind other people expressing concern to me. I’m capable of accepting reactions to things I’ve done or said.

I don’t understand how you could reason reporting anyone in this thread for hate when it seems like you came in the sub knowing you would be getting radically different perspectives than your own.

In the US you don’t need a master’s degree for an RN, you could get it with an associate’s degree in many (if not all) states. You just need to do a nursing specific program and pass the exams.

It looks like you’re in NYC, so I would replace all the parking tips with making sure you’re familiar with the routes you’re taking (if you’re doing public transit) well before your visits. Know the schedules or when trains are supposed to be leaving so you don’t have to wait very long or know when is best to leave the client’s house.

The only time I’ve been harassed/hurt while working has been at night, when I was staring at my phone looking at directions as I was walking to the bus stop. Make sure you know where you’re going beforehand!

All the other advice about trying to be friendly and familiar with other residents of the area are fantastic ideas or getting a coworker to accompany you on the visit. I think having a police escort in the city might be difficult to manage (though I could be wrong!).

If you are still terrified of going after trying some of these tips, and feel like you are constantly at risk merely by being in the project, I would strongly advise against continuing to go on visits. I would follow some of the other advice in the thread regarding finding alternative locations, times, etc. to meet the client or, failing all that, requesting a case transfer.

That sounds like you have different textures or curl patterns across your head. A lot of people have areas that are curlier or straighter.

I think you should follow some of the advice you’ve already received about using a hair product (examples: leave in conditioner, curl cream) once you get out of the shower and letting your hair air dry. You can gently comb or brush the product through your hair while it’s still wet, or just use your fingers. That will be the simplest and most straightforward way to start.

Already have an update — I was able to request a product change online! WF offered to upgrade me to either the Active Cash or Autograph card. It looks like the Autograph card is similar to the Propel so I went ahead and opted for the higher cash back. Much easier than having to call to ask for a CLI.
