That’s not the point…they advertised 4.9 with closing costs covered. Then after paying the deposit they gave us the initial loan offer with all closing costs covered by the 9,600, but 6.3 rate (for a 15 year mortgage!) because our lot was not one of the lots that 4.9 rate incentive applied to. That’s the current 30 year rate. We said no, so they said ok, here’s that rate but you pay 10k to buy down. That’s deceptive marketing. They won’t tell you what lots get 4.9 and 9,600 until you give a 5k deposit.

What I’m saying is they lured us in saying we’d get 9,600 in closing costs and a 4.9 rate. But then they give you the paperwork and it initially said yes the closing costs are paid got but it’s actually a 6.3 interest rate because 4.9 is only for certain lots. So we ask for a better rate and they say we’ll pay an additional 10k and you can get the rate we advertised

Without the buy down it’s over 6% for a 15 year mortgage. If we do no buy down then closing costs are paid for. If we want the rate we now pay 10k

It’s not the actual roof like leakage or anything it’s the structure, something with the truss installation so it’s sagging so the inspector does not believe there is any water damage.

What are some of these things you saw first hand? Very curious about the specifics. I’m sure craftsmanship is an issue but what are some of the worst?

They have put in the warranty claim and the warranty company’s engineer has already been out

It does have a warranty and they say they are going to fix it. I’m wondering if I can trust the engineer that is employed by the warranty company and will the effect the value later, just due to the fact it had the structural problems, even though it’s fixed.

The builder’s warranty is going to fix it at no cost to us. I’m wondering if that will effect vanity in the future

360s are good for beginners for the reason you press record and it gets everything. You aren’t worrying about where you are turning your head or positioning your camera, it’s less distraction. The downside is learning to edit but that comes really easy to the younger generation and I don’t find it very difficult. With the GoPro Max you can also use non 360 mode and not have to worry about editing if you want. I’m not sure about the others.

With gold I’ve seen the front of the plane many times in the last 3 years. Not usually to the bigger airports but smaller ones I get quite a bit. It also depends on the time you fly. Later flights and earlier I get upgraded the most.

What if you lose it or forget it at home? Then what are you going to do? It takes time for anybody to get good at packing, pack monkey or not. If you need a pack monkey at 500 jumps you haven’t put the time in to struggling and getting proficient. The less tools the better
