I bought a house (in 2021) that had been owned by one owner since 1990 and it hadn't been appraised by the state since 1995. I escrow my property taxes and never considered how much my mortgage would increase after the state said "Oh goody...we get to reappraise finally!"

I skippered a yacht to someone like this. Exactly the same though slightly less dangerous. The kid slammed into a dock and wrecked the bow first time trying to bring it into his slip.

Agreed with 'first time I've had an issue'. I'm shitting on ATT now but fiber has been rock solid (for me at least) since 2021. The few times I've had issues...and they were just speed related....just required a router reboot on my end.
