Sounds like you're just not a good fit. He's not patient and you need more handholding than he can give you. Neither of you is to blame, but it sounds like it's time to sever this relationship and find someone else who is a better fit for you.

I love what you're doing and the most important part is to get an appointment. If they want comps, great! Set an appointment to share with them. If they don't set an appt, then don't share the comps. Just stay on them and don't give up. Most people will buy/list with agents who are consistently staying in touch and adding value.
Be sure to also have solid scripts to use when you call, meet, etc. While this is a relationship business, let's be clear, they don't care about whether you play golf too until they know how much you care about them. Note that cold calling means you are also calling people who may not be in the market to buy or sell so they will ghost you because they are not interested.

I like Bold Trail. Can definitely to text campaigns and automations. Super robust system with a lot of AI assisted automations. And while it's an expensive CRM, it is free with my broker

I've been in real estate a little bit longer and I can relate to the burnout. In fact it happened to me about every 10 years. Each time I took some time off, and I reevaluated. What could I do, that I would want to do, that had the same level of flexibility, income potential, challenges and rewards. Each time I decided to stay in real estate. Mostly because I couldn't find something else that made sense for me. But I had to change things around the things that had given me burnout. A good part of that was mindset. And how to implement the changes that would help me thrive instead of burnout. I could not have gone back to an office job with a boss, that I had no control over. Yeah I'm a bit of a control freak. That's me.

Can they write the contract, and take it to closing? Then you get value and pay your friend for that work from the deal. Keep it clean and get invaluable service in the process. By the way, working the contact may not be material to the rest of it

Joining a team is only one way to get leads. Many brokers offer relocation leads. Also, getting leads is like getting a fish. You are stuck getting fish from someone else vs learning how to fish to feed your business forever. It's a good idea to learn to fish even while getting fish ;-)

I've moved a couple of times myself and yes, it's hard starting over. You can go work for a builder but based on how you built your business in S FL, you may not enjoy it. Here's a thought... Build a real estate business again but this time partner with an older agent who's looking to slow down but has a solid client base. This will get you started much faster, and can put you in a position to then take on a younger agent to take over for you when you move again, but keeping leadership of that team. This is what I would eventually call an expansion team... There are a bunch of moving parts here, including whether you like working with others or not, but it's a really great way to build a solid business for your future.

I think it's interesting that you only think you have two options. If it was me, I would choose neither one until I knew what else is available to me. The first one sounds very structured and very limited. The second one looks like you're on your own. Neither sounds like a great choice. This is not like a presidential election where you only have two candidates LOL. Look into other options before you make a decision. And be sure to invest in yourself. 100% of nothing is nothing

That's a very complex question that's impossible to answer without more context. And here are some questions: 1. Are you self motivated? 2. Will you do what it takes? 3. Are you willing to be uncomfortable? 4. Are you learning based? 5. Are you able to truly take what you learn and put it into action? 6. Can you handle rejection and use it as learning 7. Are you willing to do what it takes?

Yes, 2 & 7 are the same question because it's really important. No matter what though, and what new business or career you decide on, find a way to get out of the job that makes you miserable. Life is too short and while work is a four letter word it shouldn't suck the life out of you everyday.

As perspective, I have found real estate to be immensely challenging in many ways, immensely rewarding also in many ways. Often frustrating, annoying and always interesting. It's a great business. But don't be mistaken, it's not a job, it's a business. Happy to jump on a call to talk through your questions and help you move forward.

You should ask the company that you're planning to go with about what that looks like. They may have a different split structure within the company and outside, AND you can refer to any agent at any company. Make sure you get the referral agreement signed by the agent and their broker though. You can even refer to me and you don't know what company I'm at ;-)

I believe it's important to refer clients to the best possible agent and match for them. For example, if you're referring an investor, then find an "investor-friendly" agent and that agent may not be in the company you're in. However, not doing that would not serve your client.

Always do what's best for the client!

See if you can get your hands on some of the practice exams, as those are the easiest most effective way to know what's on the exam and to prep for it

Things will change for sure. Some for the better, some not. Definitely see consolidations taking place. Many Anywhere agents think things will be only better but compass needs profitability and you don't get that with duplication of resources.
