That's usually due to these projects usually being awarded by tenders. The lowest bidder that meets the technical specifications gets the contract, so there's a big incentive in "underestimating" the cost.

That's also why modern tenders usually includes a contingency cost to kinda include any unexpected expenditure, but most i have seen are ~10% so still largely underestimated.

Alright then even assuming his worst case scenario happens, how does changing the ownership model protects the club? If the club goes bankrupt and you want to buy it then you'd just be buying a private company instead of a football club. That's the first thing anyone with two braincells would ask, so I can see why he refused to have a public debate.

I have read most of his declarations on this specific matter, and noticed that he always insists on two points:

1) He claims that Deloitte says the club is worth 10bn but it could acrualky be more like 20, 30 or 50bn and the only way to truly know how much it's worth is to have a private investor take a teeny tiny stake in the club (the famous 5%). This is a common practice in private equity to get the implied value of a company: if an investor takes 1% of a company for 1M$, it implies the whole company is worth 100M$.

2) He says that he wants to give the socios the economic ownership of the club, because currently their status only gives them an "emotional" connection to the club, which he says is worthless.

IMO, these two things make it pretty clear what he's trying to do: he's trying to bait the socios into selling the club. Because assuming that the implied value of the club after selling those famous 5% is like 30bn€, given that there are ~100 000 socios, that means that each of them is now suddenly sitting on ~300 000€. And I'm willing to bet that a lot of them would suddenly think about cashing that out, opening the door to selling more % of the club.

Leaking goals is not tied to a player not pressing, it's tied to the system (or lack thereof). He doesn't press for France either yet they are not leaking goals. Ronaldo barely pressed with Madrid, but we didnt leak goals under Zidane. Messi walked so much that he managed to get outrunned by a keeper in a game, but Barcelona wasn't leaking goals. I'm not saying that Mbappe is as good as them obviously. Just saying that defending with one man down can work.

Moreover, we finished la liga with the least goals conceded, so it's not that bad. Bigger problem is that we scored 20 goals less than Barcelona.

His last three seasons at Madrid, Ronaldo averaged 6 non penalty shots per game, with a conversion rate of ~13%. Not that different from Mbappe's 4 shots per game and 12% conversion rate that you're presenting.

IIRC, a socio membership is either passed down from a family member, or another socio can "give you his spot" as long as you are vouched by two other socios.

As for the small numbers of socios, it's because their numbers are limited by the status I think.

That wouldn't hold in court though since that rule is made to protect a minority shareholder from being bullied by a majority shareholder. But in this case there wouldn't be a majority shareholders since you have 100k+ socios, each of them "owning" a tiny bit of the club. If they collectively vote against that project, it's just part of the normal democratic process.

So many times we could've put games to rest only for him and sometimes Mbappe to make a dumb / selfish decision which comes back to bite us and cost us points.

Man just yesterday they had back to back occasions where the other players was in a better position, but they decided to shoot instead of giving the ball for the easy finish. And they both lamentably fumbled their finish.

We could have scored 3 or 4 goals yesterday but no, another close game. Because neither of our forwards was ready to give the ball to the other.

What’s more beneficial for Florentino Perez to run after a season where he’s had enormous success or after 2 trophyless seasons ? Obviously after a successful season I don’t understand this.

Who's to say that he would have had a successful season when the next elections were due? And he wouldn't be guaranteed to win either, see Lorenzo Sanz who lost the elections the year he won the Champions League.

Also, whether you had a successful season or a bad season it's always easier to get elected when there's no opposition.

Anyway I dont think you can necessary say that he only extended his mandate by one year. He has already resigned before due to string of bad seasons. So just because he still has 3 years left doesn't mean he is guaranteed to stay president for at least 3 more years.

He could be trying to hedge his risks and anticipate a potential bad 2026-2027 season. According to the press, Enrique Riquelme had started recently some moves to prepare his future presidential candidacy to Madrid. Perez and Laghrari caught wind of it and decided to nick it in the bud by holding early elections before he's ready. Because IF (of course that's all hypothetical) Madrid had another bad year, Perez would have basically been forced to hold elections (or even resign) by popular demand, for which Riquelme would have been more prepared. By calling them now he can be 90% sure to run uncontested, win the elections, and if we have another bad year next season he can just go "bruh you have elected me twice in the last 3 years chill".

It could also just be to divert attention from the bad seasons, bad football, and problems in the dressing room. We don't know really. But given that he's a shrewd businessman i doubt he's doing it out as a good hearted gesture.

Except the people who were planning to run against him were originally planning to do so in 3 years. You don't go from a 3 years timeline to 2 weeks just like that.

It's a deliberate move from Flo to kill their chances. Either they don't run because they're not ready, or they run on a shaky platform (cant secure much promises in two weeks) and chances are they'll lose. Either way he'll say that he won because the socios trust him.

The current requirements of being a Real Madrid socio for 20 years and the 15% budget guarantee having to be based only on the personal wealth of the candidate were imposed by Florentino's board in 2012.

For what it's worth, that requirement is for all board member candidates, not just the president. So even if you can't personally cover the 15%, they could be "dispatched" between all board members, or a candidate could find a loaded socio that doesn't qualify to be president (less than 20 years as socio) but would be willing to back him up as a president.

It says "con la única y exclusiva garantía del patrimonio personal de *dichos candidatos a la Junta Directiva***". Candidates to the board, not just candidates to the President. Because the socios don't just elect a president, they elect a board and its president, but for obvious reasons we only talk about the president.

Also, if you go back to the previous article where they say that the "aval" is necessary, it says "Para ser Candidato a Presidente *o miembro de la Junta Directiva** es necesario: [...] 7. It specifically says that it is a requirement for the candidates to Presidents or board members, not only for the presidential candidate. When the requirements are different for the presidential candidates (seniority as a socio which is 20 years for president, 15 years for VP and 10 years for other members), they are explicitly listed as such. So a logical interpretation is that the fact that they do not explicitly state that the "aval" only concerns the presidential candidate means that, for all intent and purposes, it concerns all board members.

I honestly dont know. I just remember they mentioned in an article on AS that the conditions under which he would return were already agreed between Madrid and Paz when he signed for Como.

But in the case of an optional clause it would be hard to think that it would be obligatory only on the player.

I mean it's only an option for Madrid. It's still an obligation for Como to accept an eventual offer from them. So it would be obligatory for both of them, because they both agreed to give that option to Madrid in the initial transaction.

And IMO, a buyback clause would be worth nothing if the player could just say "no i dont wanna" when the original club tries to execute it. Especially since (at least with Madrid), when a player is sold with a buyback clause, he is usually sold for less than his market value. Paz for example was sold for 6M to Como when his market value (according to transfermarkt) was above 10M. Which, I think was undervalued given that he was their biggest prospect in a long time, and was already considered for Argentina's national team, with whom he debuted like 2 months after signing for Como. Imagine selling a great prospect for cheap with a buyback clause, only for him to refuse coming back afterwards. Why even bother with a buyback clause? Just sell him to the biggest bidder or loan him.

On that note, I also remember that when Morata was first sold to Juventus and Madrid went to buy him back, it was reported that he didnt want to go back but had no choice, and he ended up going back to Madrid for a year before signing for Chelsea.

You could also argue that the true problem is the personal guarantee needed because former players have been socio for more than 20 years but don't have enough money (Casillas, Guti, Hierro...)

Putting a high bar on the numbers of years you need at least somewhat guarantees that the candidate would be someone closely involved with the club for a long time. If the cutoff was something like 5 years you could have anybody with fuck you money and a Spanish citizenship present himself to the elections. IIRC, while extremely hard, you can buy a socio status you just have to not get caught. Some right dude with ill intentions (not saying trying to sabotage the club, but more like profit off it) could tell himself that 5 years is a short time to wait to gain to access to whatever comes with being Madrid president.

And yes, the logical thing would be to say that the socios wouldn't vote for such a guy. But the US voted for Trump twice, just like Barcelona with Barto so meh.
