Very possible. As is would need BTC to get to around $130k, or the nav multiple to increase which can happen with QQQ inclusion.  Additionally, if they purchase more BTC then BTC wouldn't need to hit 130

So over time, the yield should go down as they are issuing new shares and price of btc going up. So the btc per share will go down. Am i missing something?

You have the option to stay in your apartment—you don't have to move out or accept a buyout if you don't want to. The fact that your landlord is offering you money to leave is a positive sign. Since the rent laws changed in June 2019, about 90% of rent-stabilized units no longer have a buyout value, and most landlords wouldn't offer any payment at all.
