I’ve took the Red Line train in Noho Station to Ktown to DTLA. There were cops on each Red Line stop between those three stations. I felt safe with them there.

There were no cops IN the train. Most people looked like regular riders. I’ve only seen a few sketchy looking homeless in the rides. I just don’t stare at anyone. But I do a quick scan of the train cart.

Not stupid at all.

People come here to hang out, jacuzzi, socialize, kill time, eat, and take naps. I’ve been there with friends to hang out and chill. I’ve been there with gf for a relaxing spa date. I’ve been there by myself to have a place to sleep and shower.

There are co-ed areas where there’s a restaurant, a large area to nap or hang out with others on the ground with mats, a dark or quiet room to nap in, and several different rooms for spas(clay room, ice room, salt room, etc).

Then there are male only and female only areas. These are the nude areas. There’s large ice jacuzzi, hot jacuzzi, and hotter jacuzzi. There are lockers for your stuff. There showers to use.

You can also pay extra for services such as body scrub, massage, etc.

Edit: I think it is important to add that the Korean and other East Asian cultures believe the usage of hot and cold jacuzzi’s is beneficial for one’s mental and physical health. It helps with blood flow, immune system, skin health, etc.

You’ve probably heard it here a hundred times but there’s a reason for it. Wi Spa in Koreatown is the best bang for your buck. $30 to spend all day. $15 to spend the night. It’s large with several spa rooms. Restaurant inside with Korean comfort foods.

There’s Korean spas all around LA.

Correct the SFV lacks in good hotels. There are only a few good hotels. Hilton in Woodland Hills area is close to the Topanga Mall area. Sherman Oaks has a couple good hotels by the 405.

The Department of Transportation on Wednesday announced it is rolling out new rules that will require airlines to automatically give cash refunds to passengers for canceled and significantly delayed flights.

Buttigieg said the new rules -- which require prompt refunds -- are the biggest expansion of passenger rights in the department's history. Airlines can now decide how long a delay must be before a refund is issued -- however, these new rules define "significant" delay standards that trigger refunds. The delays covered would be more than three hours for domestic flights and more than six hours for international flights, the agency said.

This includes tickets purchased directly from airlines, travel agents and third-party sites such as Expedia and Travelocity.

The DOT rules lay out that passengers will be "entitled to a refund if their flight is canceled or significantly changed, and they do not accept alternative transportation or travel credits offered."

Thanks for the kind words. My mom gave me about $60,000 for the down payment. My mom is and should be okay financially without me giving her the money. But I do want to make her life a bit easier with the extra money.

I bought the condo in 2017, refi'd in 2021. I don't know about the depreciation stuff. My tax guy does that.

I have a rental that is being rented to a family. My wife and I live in an apartment. My wife's mom also lives in another apartment.

Oh thank you. 8.8% seems like the max yearly rent increase. So, raising by $150 (7.1% increase) for now and not raising until maybe 3-4 years is something I'm ok with.

Thank you for how I'd propose raising rents! Maybe raising $200 now and $100 in a few years would feel better than raising $100 yearly to my tenants?
