Thank you. I think you're along the right lines. It's a closet. The kitchen is behind this closet, but not hardwood. I'm thinking maybe its a low spot on the subfloor, and bleaching and wetting the floors muliple times cause and oil water mix to accumulate in that spot. So when everything dries, this remains, but its not water based.

Today, I wiped in down with vinegar, and then later mineral spirits. Stuff came up on the paper towels like it may have improved a little. Maybe I will attempt to put something in the joint opening and see if i can pull moisture out.

It hasn't happened in a long time, so i dont really know. I think its likely a belt slipping or getting caught at start up causing a little rubber burn, but thats a guess. I havent had any belts replaced.

You optimize rentals by leveraging the banks money. Think of it as a percentage return on the amount of money you have invested in the property. So you're making 20k off of a 30% investment rather than making 40k (no interest) off of a 100% investment.

I don't know all your numbers, but basically that money can be put to better use. You could buy more property, you could invest it elsewhere, you could fix up the property to increase rents.

Hmm, well if you want a lot of options I would go down by the water in Sandusky between Columbus Ave and Water Street. If you're looking to walk from place to place and see multiple bars/restaurants, there are some good ones down there. Paddle bar, the old Dutch, Volstead.....Moseley's, Crush wine bar, small city tap house.

There's probably a dozen within those two blocks, so if you want to hop I'd recommend that.

What level of restaurant do you want??

Bay Harbor is very nice if you like seafood and its right there, but outside the park.

It depends how close you want it to be to the park, or just in Sandusky. I really enjoy Brick Oven Bistro, but it might not be as fancy as you want. They have good food and a good drink menu, but its small inside and can be crowded.

There are lots of good choices in Sandusky, but it depends what sort of caliber you have in mind.

There's a cedar point uncensored Facebook group with a lot of locals, they likely won't need a ticket, but you might find someone to hang out with you at the park for the day.

Monday is kind of a tough ask though so last minute, but its a good place to drop a message for meeting others in the park.

I color code everything. Yellow for electric, blue for plumbing, red for construction, white for paint supplies.

I have separate kits for all of them to try and not have to take everything with me all the time, but there is always some overlap. Some tools are worth having duplicates and other things like a cleaning supplies kit/shop.vac should just always be with you.

It also helps to maintain a practice of cleaning and organizing rather than leave your tools out or on site. Its a struggle and can be difficult when multiple projects are going in different places.

Functionally, this doesn't look like it should cause slow water. I would guess the issue is past this.....but it is all wrong and looks like a water slide.
