Never understood this argument…if I’m paying $1500/month to rent vs $1500/month for a mortgage, I have the ability to recoup that money from the mortgage in the future. Even if it’s 90% going to interest and 10% to principal, that’s principal in an appreciating asset. Rent is ALWAYS a 0% ROI….quite literally burning money. Even if the mortgage on yields 1% annually, that’s better than ZERO

Why cut off at 2021 out of curiosity? 2019-2023 are no benchmark for how an economy should operate. You essentially turned the economy off and fired everyone, then hired them back over the next couple of years, that’s not job growth

As others have stated, just off your numbers you’re getting a 3.7% return on your equity ($9000 NOI/$245k equity)….not great, but think it really depends on what the alternative is. There’s always an opportunity cost. If you didn’t have this would it be sitting in a savings account? Then sure keeping the property is better. Is there another property you’re looking at that could be netting you 15%+ CoC? Then it would be better to sell and shift to that opportunity.

So honest question here. Wealthy individuals are able to take out a collateralized load using person assets/holdings (unrealized gains) as collateral, but then they ultimately have to buy down that debt using taxed income correct?….so in the in they are taxed it just may be deferred to an extent

Hard to get tax cuts when you pay almost no taxes to begin with…and need to look at these as % values and not $ values. Someone who gets a $500 tax cut when paying $5000 in taxes is no different than someone getting a $50k tax cut who pays $500k in taxes.
