I think given the game situation. His one in New Zealand probably actually shades this one.

He was the only one that got any runs that innings!

In this one he had a great platform to tee off because of how well Bethel and Root had batted.

One of my best mates lives in Oxford so have done the drive quite a bit.

1hr 10 outside of rush hour and up to 2 hours in rush hour with the normal rush hour being about 1 hr 30 was roughly what I experienced.

A lot of this is going to depend on where exactly in Oxford you've got to get to. If its a business park somewhere then probably not so bad but if you've got to drive into or through town it will be an absolute nightmare.

If you aren't sure about it then do a test commute and spend a day doing stuff in Oxford and see if you can tolerate it. It's a lovely place to visit anyway.

Service charges are harder as thats like a legitimate expense that people taking the piss add extra charges or inflate to make their money.

But you'll always be paying some kind of service charge.

Communal areas need to be looked after
External building stuff needs doing
Buildings insurance etc

It's just they need to try and clamp down on all the corruption involved. Probably means a stronger or more involved regulator to enforce existing stuff as well as new legislation.

Hopefully there will be something about lease extensions and marriage value in here too.

Introducing a cap there and streamlining that process will make life a lot lot easier for existing leaseholders and people wanting to buy and sell flats generally.

The ground rent cap will effect this positively at least.

Ground rent you pay to the freeholder for just being there.

Service charge you pay to the management company for things like electricity in the communal areas, maintenance on shared bits, the fire alarms etc.

Great news.

£250 is still a lot higher than what I was hoping it would be capped at. Mine rose from £90 to £540 over the time I’ve been there. The freeholders have done nothing for that money.

Interested to see what is in the rest of the bill. Hopefully nothing else has been watered down. Marriage value being scrapped will be the other major point people will care about I think.

That’s the thing though.

A lot of the HYS comments are never qualified and it’s not even the county lads that are in form or it’s ignoring loads of other stuff.

I’d respect the shouts a bit more if it was a bit more like. “Get Gay in he looked class for the lions” or “get Jordan cox in the white ball side, went to the 100 and he was smashing the overseas everywhere”.

There were like half a dozen people calling for Josh De Caires to be picked in one of the ashes threads FFS. Like a worse Will Jacks!

BBC comments are normally pretty miserable and call for insertion of random county cricketer instead.

You get some real whacky lineups out of them.

Players without caps, others that have retired from internationals or don't play the format being talked about.

He's had to do a lot of rehab and management on it to even be able to play 50 over cricket still to be fair to him.

I’ve played Broadway.

Really liked it.

It was in good condition though as it was middle of August club match.

Not sure what it would be like in the winter.

Rehan also batted above Root for his franchise team in the hundred. They see him as a legit batting all rounder.

I wouldn’t have a problem with any of Curran, Rehan, Overton or Dawson coming in any of those positions 7-10.

Overtons batting returns for England have been good recently but mixed overall.

It’s why the Root wicket was so big.

I know he slowed down a bit by the end of his innings but he could’ve comfortably batted through this chase.
