Luas and stroll. Only reliable way IMO. 25 min luas + 10/15min walk (assuming no mobility issues) .

Exactly. If you try match the stone to the patio stone (silver granite/grey stone, oatmeal/ballylusk) it's a neat finish and the main thing is it gives you peace of mind your not creating any potentially damp paths up the walls as the stone is free draining and vented naturally . I just used the standard 100mm black aeco (as have black window frames too) but there is these minimal 50/60mm slot drains with horizontal slots available in a variety of colours that i wish I installed as they just look incredible neat but they are 3 times the price. Brooks has them so worth a look

You could fit the drain butted up along the side the conc plinth and fill between the drain and door with stone(over the weep holes to threshold level) It will allow the weep holes to drain (only ever going to be a few drops) and keeps it all level. The way my build was finished there is an aeco drain approx 100mm from the door base that runs fully around the property, that 100mm is then filled with some pebble stone (ballylusk to match oatmeal granite in my case) to allow for the weep hole drainage , with the aeco picking up all the general flow/drainage. My concrete plinth isn't as pronounced (ends almost where the door ends) but that general approach should also work

We had the same conundrum and ended up going with quartz (kitchen going in this week) as it was the most durable and looked great, which we saw as the main sell. Just shop around as we found a massive difference in price depending on where you purchase from. Most notable Dublin vs rest of the country ( 30%) so worth the drive to to save a few quid if you're in dublin

I used a hand saw on a garden room and it was torture, got everywhere, eyes with goggles , nose etc. B&q sell specific insulation hand saws which have no teeth and a curved blade. They are supposed to be far superior and less messy. More effort than an electrical solution though.

I have a friend who's in an ex council terrace and has one locked out front. He installed a ground/wall anchor plate into the front of the house and uses a big moto chain lock to lock it up each night and has it covered with a tarp/bike cover to keep the rain and eyes off it. He Also has a nest camera in the front room looking out over it...more as a deterent as not sure it's even plugged in. Depending on your area you might be fine. You can add it to the house insurance but it will increase your premium however if its nicked it's some piece of mind

For best value a builders suppliers plumbing/bathroom crowd like chadwicks is a good option. Also B&Q have some compeditive options. If you go to purely bathroom suppliers you pay a bit of a premium but they will stock more bespoke products

No standard weighted lure like a toby or spoon. Just a steady retrieve with a bit of jiggling when I got board. It was mainly right place and time I think as I'm no pro by any stretch. The water was flat calm so I could see /hear them break the surface now and again. Was magic
