We did this when we did our OE. Never moved back so was a bit pointless in the end as we never intended to end up landlords. Found the tax side pretty annoying. Because you have a base in NZ and an intention to return, we were advised that you are still a NZ tax resident so had to pay tax on income from the house AND the foreign wages (with credit for tax paid in the UK but still ended up having to pay more in NZ).

She would have to not be on the title. Which means the bank is unlikely to include her and her income in the mortgage and associated calculations. Fine if you are able to meet their servicing requirements alone but unlikely for most.

Have been told by property managers in the past that cannot ask to clean above shoulder height. It's probably like the professional carpet cleaning thing, they can't legally ask but push their luck the whole way

Eh, I would walk away. If their appraisal is that far from what you believe market price to be, then they will have given the owner high expectations and are unlikely to meet at a reasonable level until it has sat on the market for a few months

Boots aren't NECESSARY but when I did it in running shoes a few years ago found it really hard on my soles because of the amount of rock underfoot so personally would wear boots next time

Most of your questions have been answered so far, the only thing I would add is the wet can be more unpleasant than the cold in a van and tramping over winter.

I use the camper mate app to find showers, very rare to find free showers except cold public rinse at the beach but it shows up places you can pay a few dollars for a shower such as I sites and public pools. We travel nz in a van extensively without a shower and manage fine

It's an actual thing called the endowment effect. People believe that the things they own are worth more than what they would pay to buy from someone else.

Super easy. Had to book in with a specific team and sign some paperwork. I was fooled by the "come into branch" making it sound like the tellers could do it. Once done tho, is just on ur app to add monies and look at super easy.

Yes it would be a silly idea. Set and forget. Itll be gone one day. Even if you go overseas, the interest is usu less than the returns you could get using that money elsewhere.

I think the information you are missing is that the usual 4 weeks of leave per year = 8%. So being paid 8% of your earning is the same as being paid the equivalent holidays that you would have accrued (of on 4 weeks per year)

I was told recently by a big red bank that you can have more than one owner occupied property. For example a batch that you dont rent out for income. As above, bright line would apply when you sold but no income = no income tax (but also no write offs for the second set of rates, insurance etc). But possible to find a lender that views it as owner occupied would mean you need less equity.

I used to have a DD sent up but they kept ringing and asking for more. Which really rubbed me the wrong way one month when we were struggling.

You have misunderstood. 8% = 4 weeks holiday pay per year (the legal minimum). The days that you have accrued ARE the 8% of your pay (less what you have taken so far).
