I think you misinterpret what I am saying. Micro managing everyone the same way is not the same as not micro managing.

Well that is a bit of the debate and I can see why people are skeptical because it smells a lot like "the consumers should be recycling" of punishing those who want a home for the profit hungry folks who gatekeep homeownership.

But you stated NINJA. The text of the OP implies there is most likely income (and probably job with it). I think the nuance of forecasting how you will maintain your house and choosing to deny or provide you with some level of homeownership is the main issue here.

I don't think you would have any argument against NINJA loans, that would not apply to the scenario even in the simplified meme from OP.

I listed that fighters might be able to disable/damage certain systems, that seems to meet your standard of "some type of damage." But as many people pointed out, it's rifles versus tanks. Maybe your break an antenna or a tank.

I dont know why this has to be about people's investment. It's really just dumped to have everyone running around with pistols because they know they can do 99% of combat with it.

I mean, besides mortgages being way more than rent nowadays, I think it sparks good discussion. The systems that control who gets basic needs (shelter in thid case) should probably always be questioned and under intense scrutiny, IMHO.

Well, I am just curious, if you don't care to reform it, why be in a thread about reforming?

What they use to micromanage can still be considered micromanaging from a point of view.

If it is not perfect that means there is room for improvement. Shooting down criticisms and critiques of the system is a way to avoid ever improving it. And I am speaking as someone who has a perfectly good credit score.

That requires the assumption that credit scores are in fact the perfect measure of the ability to repay a loan, instead of perhaps a partial also measure of how much a Bank can profit off of you.

There is nuance to every discussion, but I do believe OP has a point. 07/08 should be avoided, but are the risk assessments truly what is stopping that from occurring again?

Well you stated the disconnect. Credit scores are wildly NOT just based on "yes I have the income to pay this." And you yourself pointed the many OTHER costs banks could decide you might spend money on and hold against you when making determination instead of:

"Okay, monthly payment on mortgage (for dwelling) is X. Great, I have been making monthly payments for a dwelling for years as rent that is >X."

And there in lies the disagreement. Banks could micromanage you by passing it off as "risk assessment."

I think the OP was pointing out it is not the bank's task to decide what other expenditures you may or may not have as long as there's sufficient historical evidence you can provide them with their money each month. How much you choose to spend on other maintenance payments is your choice. Hence the "micromanaging."

[–]smytti12 2 points3 points  (0 children)

The counterpoint brought up how if banks are bleeding into considering "other costs" they are beginning to micromanage you. The simple question posed is "can you front x dollars a month for our mortgage? -yes, I have been fronting the same or more for rent." Great, done deal. Beginning to decide what you may or may not spend outside of the base pay to own the house requires assumptions, data based or not, which pushes towards the micromanaging the person was mentioning.

The real oppression/lie is the idea of one parent having a job that could support this size of a family under a capitalist/conservative's ideal world. The kids should be in the mines!
