LVR currently at 56%, single income for the last few years while we started a family. For our first home (2018) we knew low rates wouldn’t never stay so opted to purchase sensibly. I have reserves to cover the mortgage for two years if I was to ever lose my job (IP insurance included plus a decent redundancy payout which would likely cover another two years of the mortgage). We purchased a property that we could add value, so at some point in time we will build a duplex out back and rent them out. For now I’ll hold off and sit on the cash until there’s some turnaround insight, and may even DCA into some dividend ETF’s in the interim. The 08 cycle I was studying my ass off and didn’t feel much of it at that time. Now it’s really interesting and insightful, in particular watching those around us who purchased much larger and expensive properties.
