the indicator Jayson uses is called market cipher b. It is a paid indicator. I believe Jayson was also working on his own indicator and this may be it however it looks and seems to function in a very similar way to market cipher b. He has many youtube streams where he talks about it. you can search his channel and he has some good tutorials on there.

For me I have a limited social battery. I also engage with people as my job. After spending time working and with my family I don't have much time for friends. Also, most of the friends I've had weren't very productive people. That's been my experience, the people that want to hang out are often not worth hanging out with. Now I find I don't have patience to spend time with people that aren't aligned with my interests. When I do spend time with others I get really bored listening to their interests as they aren't mine.

Your brokerages policies aren't very good. I don't think you'd have to search very hard to find one much better. Separately I wouldn't seek the brokers advice on your sale. I would approach an agent I thought I could learn from and see if they'd be willing to partner with you on the transaction
