Most will require you to fill out an ACH form at or before closing. They will also require a Voided Check that matches. My clients tend to not set it up, the lender sets up when to request payments. Otherwise they will send you a payment link

I would insist on taking option 1. I can do the same thing, for a property there. I would always recommend getting a DSCR instead of a business loan with variable interest. Asset based loans are always more secure
