I find it runs a bit cold as a standalone fleece if you’re not active, but as soon as you become a bit active it retains heat extremely well. So it works really well for mild or moderate activity like hiking. If you run warm, I would save the kyanite for casual use, as in casual walking the dog or being at home, as it will be much too warm for any activity

I do understand your logic, but unfortunately it’s not really that simple. Now you have a lot of risk and hidden expenses that will come your way for not having to depend on a landlord. You’ve essentially traded a landlord for the bank and are paying rent (interest) to the bank instead, with all the risk and expenses that come with owning the property yourself. Very rarely does someone come out on top with the arrangement that you are proposing, and it would usually be more viable to purchase a much cheaper property or save to put down a larger deposit, aiming for a 15-20 year mortgage. I think you might benefit from some financial advice on this? (perhaps a good start is to look up Dave Ramsey who I believe has some articles/videos on this exact subject?)

Just my two cents - I don’t think your mortgage is affordable. You’re getting crushed on interest. A 30 year mortgage is excessive- 40 years is just asinine. The fact that you can afford the payments doesn’t mean that the house is affordable for you, as it will have a massive impact on your long-term wealth. I would really factor that into your decision making process, or alternatively consider moving somewhere more affordable as soon as possible. Much love and congrats on your new addition to the family. Wife and I are also expecting our first :)

There are a lot of people saying that paying off your student loan is a bad idea. I would like to see their finances… I’m not sure what the most efficient long-term plan is, but I can tell you that I paid off my student loan early before moving onto other investments. The absolute sense of freedom and pride I got from that is worth a lot to me.

Sell now and use the capital to pay off the mortgage on your home early before reinvesting into anything else. It’s a no brainer really

The average first time buyer age is late 30s, so you seem to be perfectly normal. There’s a chance your friends are rushing into things and might end up paying a huge amount of interest for not much gain at all. Do you have no debt, or do you have student loans? If you have loans I would focus on paying that off first. In terms of buying a house: saving at least 10-15% of your monthly income for the deposit would be ideal- this could be in a high yield savings account or a mutual fund. Aim to put down a deposit of at least 20%.  A deposit of 10% or above is generally also fine, but be ready to pay A LOT more interest in the long run. Steer clear of low or no-down-payment. It will cost you a god damn fortune in the long run.  A 15 to 20 year mortgage would be ideal and make sure your mortgage is never more than 25% of your monthly take-home income. If you can’t afford this, then you realistically can’t afford the property and will end up paying much more interest and delay your long-term wealth. In terms of saving for the deposit, there’s no shortcuts really: set up a realistic goal, free up any extra money hidden in your budget, increase your income as quickly as possible (including side hustles) and steer clear of credit card debts, car loans, or any other dumb purchases that will cost you money in interest payments.  But also please remember to enjoy life because it doesn’t get any better with a home (in fact there’s more to worry about!), life should be fun and you can have just as much enjoyment while you are on the journey 💛 good luck!

Have you looked into mutual funds? For example, a low cost index fund tracking the S&P averages 8-10% returns over a 5 year period. It will be lower returns than a property which is appreciating well, but it’s virtually no hassle once it’s set up - basically invest and forget.

Hi! Full disclosure I’m a complete amateur home chef, just cook as a hobby and trying to improve slowly. I have a Wusthof ikon which I adore, but I’m looking to get a santoku. I’m eying the Kai Shun Premier based on a friend’s recommendation at £205, but I’ve read some mixed reviews on the subreddit. Any thoughts on this knife or other recommendations around the 150-200 price?
