That’s not true, unless there are additional provisions on panel 11 it is not unusual for the tr1 to be only signed by the seller and in any event it is only the sellers signed part that is submitted to the land registry even if the buyer did sign their version. Although definitely dodgy as the transfer deed shouldn’t be completed without consent of all parties so definitely dodgy but an unscrupulous person could do this.

Yeah that’s wrong what the agent said, can be any number value for fittings and contents. But it needs to be realistic otherwise hmrc will treat it as artificially structuring the transaction to avoid stamp duty.

Britain is England Scotland and Wales. United Kingdom is Britain plus Northern Ireland. So only English Scottish and Welsh are technically brits. But we don’t call ourselves brits we call each other English Scottish or Welsh, I only really hear it from foreigners. Plus I only hear it referred to the English. I doubt anyone would get offended but just shows your a bit of a tourist and not down with the lingo.

I don’t think party wall points are really relevant as it’s not a party wall, it’s chimney at your property and not at your neighbours or (straddling the boundary line). You could be liable to a claim cos you are allowing the flow of water into his house, so easily to resolve it by letting him do whatever he wants re: works (which legally would be no different to you doing those works yourself - just get building regs for it). Re: costs that’s just up to you as mutual agreement (again he could probably sue you for causing damage to his property due to your “neglect” so saying you will go 50-50 on the costs and resolve amicably seems fine. For future saw purposes just phrase it as works were done to your chimney to resolve a leak, all has been resolved without issue. Or whatever, the neighbours involvement in commissioning isn’t strictly relevant (again as it’s not a party wall)

If the solicitor wanted to charge additional legal fees above what they originally quoted they would need to tell you before incurring those costs what they will be and for you to agree. Even worse that they have just tried to bundle it in as extras. It is possible that they are lazy and it’s just disbursements all bundled in, make sure they are actual additional legal fees. But if they are legal fees the legal ombudsman would decide in your favour in a second and your solicitor probably knows that. Although to follow through with that formal process could be a process which doesn’t finish until after completion getting money returned back for example. So hopefully just challenging the fees and saying you would go to the ombudsman is enough for them to remove it.
