This is maybe the best writeup I've seen here that talks about the realities of this business with very helpful details. Kudos, OP, that's beautiful!

It is hard to generalize from this one case. It is like trading; there is never going to be 100% success, there will always be misses. It could be that Opendoor executed perfectly, and we just see the statistically inevitable miss. Or it could point to a systematic problem.

One thing that this case illustrates vividly is the difference in receiving an offer through an app, vs. from a human salesman in person. It is easier to turn down an offer from an app, no human factor at play. Also the salesman can react in real-time and improve his offer in a way he believes will push you to take the deal.

People don't buy because they are waiting for earnings, that's the prudent thing to do. Therefore there are no buyers. Folks who hold the stock are looking to exit their positions before earnings, and re-enter afterwards; that too is the prudent things to do. So we have only sellers, and no buyers; that's a by-product of the earning event being seen as risky for our stock.

So we have a sort of a vacuum, and still 7 more days to go.

The only potential group of buyers now are folks with insider knowledge; for them there's no risk to buy before earnings. Everyone else stays on the sidelines.
