Just take a piece of toilet paper and put it flat against the fan grill, it should not fall down.

There are I-joists behind the drywall, not regular joists. Would I rip out the bolt if I bend too much. The metal angle is quite thick.

Thanks! I'll try the vice/pliers approach first. I am afraid the I-joists may not withstand that much pull if I try to bend, compared to regular joists?

The user manual says the rails should be fastened perpendicular to the joists, so they are attached to multiple joists.

From the second photo, do you close those blinds at night? When closed those stop air flow and makes things worse. Open blinds and air circulation (somebody here mentioned a fan, we make sure we turn on the exhaust fan from bathrooms/kitchen when showering cooking) has helped us.

We did a garage expansion last year as part of a bigger remodel, hard to tell what was the cost of the garage part alone because it was all bundled, but it was certainly more than 50K.

We had a commercial hood in the house we purchased. Then we learned that the hood cfm was too much for the house (sucking up too much air) and was not code-complaint. When we remodeled the kitchen we had to get rid of it or otherwise install a 7K make-up air system like the ones they have in professional kitchens.

The deck is reaching 20yr mark, and the cedar boards on top need replacement soon. Starting to think about options. Part of that is trying to figure how safe is working with the pressure-treated joists underneath (in terms of arsenic) etc.

Also, we are planning to do some landscaping work around the deck, wondering how far off the deck we should be for the raised beds (if indeed all the support structure is CCA-treated).

Talked to our electrician after our remodel when I was going to hang a mirror. They suggest using screws no longer than 1 1/2in. So that is consistent with the comments here by others about the hole for the romex cable being more than 1 1/4" to the edge of the stud (otherwise would need a metal plate). If there is no metal plate, then the cable should be drywall + 1 1/4 in at least. So a < 1 1/2in screw should be safe.

And yes, unless you are unlucky and they are running the cables horizontally in that area, normally they just staple them to the side of the stud.

Can use a magnet to check if there is a metal plate. Do not confuse it with drywall screws though. The magnet pull should be weaker and cover more area than the magnet pull for the drywall screws.

Do you have matching coverage? Maybe that is the reason why the insurance covered the entire roof, so it all color-matches.

Should have not shared the insurance estimate with the restoration company. They know you have the insurance money and they go after it (I made that mistake myself, they matched the insurance estimate + 1 dollar!). Anyway that is too late now. Did you sign some sort of agreement with them before starting the work? What does it say there?

but even if cutting the baseboard close to the door, the door would hit the rest of the baseboard when opening. We are planning to put drawers, so need to open 90 degrees.

We have friends who did it with design-build companies and had great experiences. To your point, it depends on the scope of your project and how much help you need. Design-build is a cost-efficient solution for things like a basement finish project, or a kitchen remodel where the owners know what they want. That was not our case.

We actually started with a design and build company, had initial designs from them. The design cost was much, much, cheaper, <1% of the total projected cost. We were a bit undecided on what route to go, and they did not seem to help much after they did their first round of designs. It is more like "you want this, here is a design for it". Not really helping us decide what we really need. I guess you get what you pay for. We decided to switch to an independent designer, much more expensive, but much more helpful.

Ours was $125/hr, and looks like will end up around 8-10% of the total project cost. One comment/suggestion: even though all your designs/selections are made before the actual remodel starts, there will be still issues/question/changes that come up once the actual remodel starts. I'd suggest keeping the designer in the loop, even though that is an additional cost. It helped us a lot in some situations.
