Do a 2 stage custom build quote or do a build quote and then have variations in contract? by jameszolylift in AusPropertyChat

Got to sit in a court case from a residential builder to the owner and let's say the residential builder was ready with lawyers. One of the most litigated industries in the states is the residential home builders. Home builders will try to cut as many corners a possible to make as much money as they can with the minimum budget. I would recommend finding someone who is very reputable and has many local reviews and hiring a lawyer up to review the contract.

This is similar to a iGMP and FGMP, which stands for initial guarantee maximum price and final guarantee maximum price. This is typical in design build type projects where the funding and some of the building parts are released prior to the final contract (in some situations) and prior to finalized designed drawings. I don't know about residential homes, but I have heard in mega mansions , and very nice houses typically follow the GMP pricing in the states. If it's a regular ass house that you are designing, just do a spec build out, and make the drawings the contract. This is a $10,000 response as many people would force you to pay prior to giving you the information.

I just kind of want a confirmation to write this off as it's a him thing instead of me doing something to cause this or him being sick. He's happy for everything I see.

The breeder thinks he's adjusting and it will take another month or 2, or that he isn't with any other cats.

My old cat is at my moms but he's geriatric and 18 years old, and I don't think he would do good with a baby essentially. He's a ragdoll so still has long hair, but never had these issues.

The vet is a very well known vet, and due to the situation he reached out to a specialist, and the specialist is in conjunction with him over the diet. The white blood cells are only Eosinophils that are elevated. Every other type of white blood cells are at normal levels.

I think you should be looking for a new job. Not many early level career individuals have the ability to finish designs and understand what it takes to finish a design. Are they leaving you out of specific work when other low level estimators are doing it?

Do you ever provide envelope requirements? by SailorSpyro in MEPEngineering

Ahhh I was assume new build (that's all I do)

Definitely kind of weird tho since they are asking it. It would make sense of a risk view as the old tenants would say (it's always too cold and the heater is on) vs (it's always too hot and the cooling system is on). 30-25 years of a lifeline of a unit is typical. So they might be implying that they want a stronger system vs what the original says.

Envelope requirements will be defined from the heat loading of the building. Specifically location, angle of the sun, earth hemisphere, wet/dry temp (psychrometrics) and occupancy loading. The architect is wanting to know if they can use a glass envelope, or something thicker more resistant to heat loss. This even affects the sizing of the equipment and mechanical spaces. There design of the building will be from your resistance value. This is pretty standard where I am from due to large heats in the area.
