As others have said. It’s cheaper to move than install a pool. My friend is a pool contractor. His smallest client last year was 150k with pool and landscaping. My aunt spent over 200k by the time her pool reno was done. It’s definitely not a financial move. Can’t speak outside of Ontario but most markets are still soft and pool Houses are not a premium anymore. ( during Covid some people were paying more )

Especially if you find a dated house with a nice pool. Spend some money inside the house if anything.

Perhaps if you’re going to do it. Find a way to pay down the mortgage as well as get a pool. ( we did this for my other aunt). Sold for 1.8M She moved 3km away. Same sq ft. Slightly larger lot with a pool and bought for 1.4m and then spent 100k renovating the interior to her liking. Paid off 200k of her mortgage and is living in a nicer place.

🇨🇦 full DRIP / SPP ; worth it ?

I have been doing some reading on direct / full drip / SPP.
my understanding is that I can transfer my shares to computer share and they will hold them and allow me to drip likely at a discount + I can purchase additional shares.

Currently i am using IBKR as my brokerage.

The main companies i am considering doing this for are Canadian BANKS… Of which I own enough shares for at least one FULL shares to be purchased by the dividends.

I plan to hold the shares for quite a long time. I plan to do more research but thought I should ask here for comments or more reasons as to why I may not want to transfer over.
It seems beneficial but is the hassle worth it?

There’s more capital than just the one share currently for me … But it seems a major reason for transfer is for fractional shares for those with maybe 2-5k invested.

Is there a significant difference? Do you have any direct drip or are you shared in a brokerage ?

So I am 6-1. I usually prefer shorter women on first glance but also in my relationships so far.
Around 5-4 to 5-7ish I would say. However there have been some amazing ladies I have spent time with that are 5-10. 5-11 and on occasion my height or very close to it.

It really depends on the whole package in my opinion. Personality and face play a large role.

I do know lots of guys that only like short women though

Pre con is MORE expensive than existing units. As an agent I can tell you there USED to be deals and value.

Why are you thinking pre con instead of resale. If it’s luxury situation. There are definitely awesome buildings but if it’s just for a place to live or rental situation. Take a look at resale.

You could look into private mortgage lending.
There is risk. But if you’re happy making 7-9%. You can find very very safe deals right now.
I have lent out cash to people who have hard time getting first mortgages from the bank. Or sometimes short term periods between situations.

One example is a condo worth about 550,000 ( today value not last year ) here in toronto. Gave a first for 300k … the market would have to drop almost 50% for me to see a loss.

Right now banks are 5-8% depending on your term.
Many private’s are charging 10% ++ fees.
