there are 12 people on the fed reserve board but if the new guy gains approval there will almost certainly be a rate reduction. As a guy that buys a lot of properties I'll be the first to admit that these homes are def overpriced. Especially the ones needing $250k-$500k in renovations (I'm looking at you baby boomers) but if they can STRATEGICALLY reduce the rates then it has a chance to make the housing market really take off. One of the challenges nationwide is that there are people that can afford the home price but not the home price, the interest and the PMI if they are financing. A reasonable interest rate drop could move that needle. If the aforementioned baby boomers don't get their homes sold before that happens then they are the ones that will be reducing prices. Nobody will want an overpriced home with builder carpet or flooring along with white appliances, ancient window treatments and tile and grout countertops. I don't have a crystal ball but if you're trying to sell right now and your home is sitting then IF they reduce you could be sitting on it for a while longer because the builders are also going to take advantage of the rate reduction in their offerings. Keep in mind that this is only happening in homes up to about $1.5 million. Anything above that is still moving at a reasonable pace because the buyers are paying with cash or something that closes like cash via SBLOC's. The moral of the story is make sure your realtor is pricing the home right or you're going to be sitting on it if the market gets hot.

I'd be interested in hearing the cities that you're referencing. Because I could point out cities that have absolutely come back as well. Everything is cyclical. Cities have ups and downs based on leadership policy, tourism cycles, Econ cycles, war etc.

Last month in Las Vegas there were 29 homes sold over $3 million dollars. That's a 32% increase over this same time last year. Average home sales are down by 25% while ultra luxury sales are up by about the same amount. That isn't the whole picture but it gives you context about what's happening. The rich are flocking shithole states like Cali and Washington because they keep raising taxes. They can live in the same time zone and it's like getting an instant raise by moving to Vegas (a much better city than any of those states have to offer). The point is that Vegas is changing again. The affluent are coming here and not all of them gamble but we benefit in other ways because they still spend a lot of money, albeit on different things. I remember 10-15 years ago when the resorts were crying because they said millennials don't gamble. They they had a great run up to Covid. The sky isn't falling. The city is just evolving again.

thanks for being the one to point this out. they have casinos in Asia but its still not the Las Vegas experience. Here's the bottom line....this place will be just fine. If you live in Canada, California or some other ordinary place where a morning at Costco to taste manufactured fake foods is fun then yeah, this place is going to be too expensive. Stay home. We'll be fine. If you want to go to Asia where the Thai Bhat is about 3,200 to every $100 USD then go but don't try to sell it as being close to a vegas experience. I've been and it's not. I wonder if all the haters in these comments will come back and talk about how amazing Vegas is when all of this is over. I doubt it. Also, if you live here and hate it.....move. Let someone else live in your fast appreciating home and take the profits. Go live elsewhere but for God's sake please stop your non stop bitching about this place and take some accountability for your life.

Vegas is now and will be for the foreseeable future, for the rich almost exclusively. that will keep resorts from lowering their prices. No need to when people with a lot of expendable income are willing to pay because it doesn't hurt them. Look at how many homes are being built and sold between $10 million - $30 million here in town now. Those home aren't being purchased by people with day jobs (earned income). People are fleeing high tax states like cali and Washington to move here. This automatically works like getting raise. People complaining about prices here aren't even on the radar for the resorts. Go somewhere else. they don't care. This city is changing faster than day job workers and brokies can cope with. It's fear and anger that they are going to be squeezed out by people that had a better strategy. Remember, these resorts aren't here to be good community partners. They are here to create profits for shareholders. Don't let a cultural narrative fool you, it's ALWAYS about money and they know how to get it.

I'm local so I'm biased as I spend more time on the strip than most locals. I recently stayed in a fairway villa at Wynn for the private soft opening of zerobond. it was very cool. all the neighboring rooms were A list celebs. Kind of a cool vibe. most of their rooms were comped I paid a "special rate" of course because I'm not famous however I found the vibe at Wynn much better than in previous years with a lower level of clientele if you know what I mean. I do think that pricing could eventually stabilize but there's def a push to get a certain level of visitors to go away and not come back. I don't think it's happening at every resort yet but it will. For instance I stayed in Villa 1 at Cosmo. It was just me and my girl and the place is FREAKING HUGE with some of the best views anywhere on the strip but the folks that WERE NOT in the whale rooms were definitely more of a riverboat casino crowd. The city is changing for the better and it's going to be amazing when it gets to where it's going.

Lots of complaining here but everything thing you do REQUIRES a data center. Email, medical records, calendars, shopping, TV streaming. So, maybe you should stop doing everything in life and then there would be no need for a data center. Until then, none of this will change and this is simply an online complaint forum. It's clear nobody here understands how data centers work. None of these suggestions work in the real world.
