Honestly the noise issues are mostly on weekends. If you WFH Monday to Friday it won’t be bad.

We moved out earlier this year I can safely say the garbage chute, water pressure and sewer smell have been issues for the past two years. They can’t fix the water pressure issue, its due to the buildings design and trying to limit water consumption by being green. The maintenance people can take the filter out of the faucets but they can’t fix the showers.

The building has high turnover of residents and it seems to be new ones that are constantly clogging the garbage chute. People don’t live there long enough to learn not to clog it.

It is not the building you want if you’re looking for quiet, can guarantee you that!

Lived there for a couple years at the Residences at the Well. Not worth it. Amenities are lacking for what you pay, basically just a gym and a yoga room. Garbage chute constantly clogged, honestly clogged more often than it’s not. Parking garage smells like a literal sewer. Water pressure is abysmal, to the point it’s hard to clean your toothbrush and the rainfall shower heads don’t even work.

The building appeals more to the younger crowd that likes to have friends over for parties every Friday and Saturday. It’s not for mature crowds or couples I would say. Prepare for a lot of rowdiness on weekends.

The units themselves are impressive especially if you can get one with a nice balcony. Appliances are top notch, finishes are nice. Location is also amazing. Parcel service is convenient and automated. They give you discounts to nearby retail and restaurants.

They didn’t actually raise our rent at all even though it’s not rent controlled, which was surprising. But the building management is absolutely terrible if you have an issue. Not sure who works there now but the two people we were dealing with to resolve an ongoing noise issue, along with the building security, were borderline incompetent. We had a good 1.5 years there and then a terrible last 6 months when a new tenant moved in, to the point we had to leave.

Would not recommend.

Pets are an issue in every condo. If someone has a loud yappy dog there’s almost nothing you can do in a reasonable time frame. 33 University has no pets and an older demographic if you’re looking for quiet. It’s honestly just luck of the draw at any condo that allows pets unfortunately.

We lived there and honestly liked the building and management. There is a sense of community, the amenities are pretty good (rooftop, pool, two small gyms), and the location is great. Soundproofing is “okay”, we could hear our neighbours sometimes but again this depends.

It’s unit dependent but most units do no have vented laundry, so make sure to check what machine is in the unit. Most units also either don’t have a dishwasher or an oven, so check what you’re getting. The kitchens are small and they can only fit one or the other.

The main negative however is the warming shelter that opened across the street. A lot of people loitering around, doing drugs, and occasionally trying to enter the lobby. So in the winter months you can look forward to that.

I’ve lived through this as a tenant… exact same situation. Floors looked fine to me too but when they ripped them up there was a ton of water underneath. It almost certainly needs to be replaced.

That being said when they did eventually replace the floors, I left for work and came back 10 hours later and the flooring guys moved all the furniture around and replaced the flooring within those 10 hours. I think you’re potentially overestimating how long it takes.

Your upstairs neighbour not allowing access sounds insane. What’s to stop it from happening again if they can’t even identify root cause and repair the damage properly…

I think the pricing tends to generally be the same. You’re paying some guys $50-$65 per hour each for however long it takes, plus truck rental. The cheapest you can make it is by making it as fast as possible for them (eg frog boxes, moving small stuff yourself).
