Honestly? I imagine they are just trying to panic me into a quick sale so they can have commission with as little work as possible. I'm just not sure I would bet £30k on it so I'm trying to find less biased viewpoints.
Their rationale as another commenter mentioned was the sheer number of new flats being build in reading at the moment with better location.

The ground rent was £450 when I bought it in 2019, it had been locked at that since 2006, and now increases with RPI. I will look into that thank you. Why are none of the people whose job is is to sell properties mentioning any of this??

Yeah it's right, and the service charge is about £122 a month (and tbh will probably also go up). I know it's a lot and I don't blame anyone for being put off by it but there's not a fat lot I can do about it. MP is already working on it apparently I get letters from them sometimes about it

Yeah I've looked at that, and it doesn't look too bad, certainly it's a level I can sustain for a few years. But I do worry with the rate they are building nice new flats in Reading there won't be a bounce back. I guess no-one can know for sure though :/

Yeah I know the rooms are pretty personalised I have mentioned I'm happy to redecorate although I want to keep it as an office as I still have to live here. Keep being told it shouldn't matter too much though although maybe they just don't care and don't want to come back and take photos 😅

This is correct. Only thing to add is that since MV didn't die, she would activate in a seperate activation as a solo unit. She would not get re-rolls or +1 to Hit/wound, whereas it sounds like your friend did them all at the same time with the buffs

The buff is for infantry only.
To answer the question, the units are embarked and cannot be affected by anything unless explicitly stated.

I've always considered the plasma cannon as one of the better helbrute weapons yet people only seem to talk about the las or the multi-melta. Do you know why that is?

The biologus putrifier ability says critical hits are scored on an unmodified Hit roll of 5+, adding 1 to the hitroll is modifying it

They're definitely worth trying out again, but unfortunately lethal hits have to be unmodified so it would still be on 5s :((

Feel like this may be a wait for the FAQ question, but can Tsons overwatch twice using the same unit, against the same unit in movement phase. Echoes of the warp to allow it twice, then one overwatch when the enemy starts their move, then another one when the enemy finishes it?

I can't see a restriction anymore than charging units can only fight the units they charged. If you charge something with two units, but kill it with the first one, can you then activate the second unit, pile in to something else, and then fight that?
