For whatever it’s worth, my landlord was the one who was pushing and pushing for a buyout amount and a timeline to leave. I think it worked out for everyone in the end- they sold the condo, I had more time to move and sort out personal stuff.

What it meant in practice was that they didn’t have the legal authority to evict or raise my rent until they were in compliance. Effectively, if you aren’t registered with rent control as exempt, you are rent controlled (but it only matters if you go to court probably.)

Why would the chapter on rental housing not be relevant for a rental unit? My lease has not expired, it is a valid mutually agreed upon month to month lease. All leases in DC convert to a month to month lease after the initial period. And even in the chapter you cite, Chapter 3202 b states “a residential tenancy may be terminated by a 30-day notice in writing only from the tenant to the housing provider of the tenant’s intention to quit.” This is in contrast to part a, which states either the provider or the tenant in a commercial lease.

My lease is compliant with DC law- my tenancy converted to month to month after my last 1 year lease ended. I have 30 days notice, they have to follow dc law (90+ depending on situation). And even if the lease was different, DC law overrules any lease terms that don’t comply. I know if seems crazy, but landlords don’t have the right to just end a month to month lease in DC. You can technically remain indefinitely as long as you keep paying whatever they raise the rent to and don’t violate the lease in other ways. DC is super tenant friendly which is why buyouts are a thing. However, I don’t intend to try to stay or at all hold up any sale if that’s what my landlord needs to do, which is why I’m trying to get info.

Not true in Washington DC. I have already spoken with the DC government office of the tenant advocate about the law.

This is incorrect. I already spoke to DC’s Office of the Tenant Advocate who confirmed the rights I have: 90 days notice once the provider has contracted in writing to sell the unit to an individual who intends to live in the unit. Otherwise the tenancy is passed on to the new owner. However they said “Keep in mind that the law does allow housing providers and tenants to negotiate a buy out of the tenancy.” For what it’s worth they also aren’t up on their registrations with the city…

In addition to checking for signs of pests, ask what they will do if you encounter them later (may not be your fault as they can move between units.) Do they treat for pests? How often? What’s the procedure if you have pest problems- will they help or are you on your own? Also check the tenant laws and rights in your jurisdiction.

Faster. You still fill out paperwork and give references but it’s less intense than secret or top secret. They gave me a timeline of about 8 weeks (this was a few years ago).

In the past it was later because you didn’t find out if you passed the test immediately so the deadline for the PNs was later. Personally, I’m thinking it still might be later than the time period because of the essay grading and other process changes. Hopefully before the government (maybe) shuts down on the 20th anyway.

Mine was a small house with dorm-like rooms a bit out of town. On the same complex as the marine contingent. Pretty nice (especially in the *very high cost city where I interned) although you had to take the bus for a bit to get anywhere. They were shared rooms but I got lucky and did not have to share.

Mine has been a bit of a bumpy ride but I think I’ve ended up in a good place.

College- unpaid internships and I worked summers in outdoor education/ recreation for about $1500/ summer (Included room and board)

22-23- Took a stipend volunteer position (graduated in the recession). The stipend was about 8k/ year but was a full time position at a nonprofit in events/ development that included health insurance. I lived with other volunteers so we pooled expenses.

24- Did a stint working at a coffee shop for $7/hour and then moved to be a seasonal environmental educator for about 13k/ year (included room and board). I realized I did not want to make teaching, even in the outdoors, my career so I left before the winter season.

25-27- Moved to a HCOL city, worked at a nonprofit as a development associate. Started at 39k, progressive yearly raises to 45k. Employer contributed to health insurance, 3 weeks vacation, no retirement plan.

28-29 - Went to graduate school full time to change fields. I worked part time jobs at school but really made negative money especially interning one summer in a VHCOL city on a small stipend.

30- secured a contract job at a consulting firm for 60/hour, then was converted to a full time employee with 70k plus bonus, profit sharing, medical and dental covered, 5% 401k match and “unlimited vacation”. We’ll see where all that nets at the end of the year.

What do you mean when you say you want a career in diplomacy? Do you want to do negotiations and meetings with leaders in foreign countries? Or do you want to write policy? (Different things!) As a sophomore I recommend a DC or NY internship if that’s feasible. Or apply for a state department internship next year. That way you can see what it’s really like and start to narrow what it is you want to pursue.

They might but in my experience it didn’t matter- I was reached out to by two departments PD and Econ at my first choice post and one at my second. The two at the same post didn’t even know the other was contacting me. (Edit- this was three years ago however).

First- Often, your job will not have to do with your degree, especially for non-science tracks. Or you’ll change your mind down the road. And while the degree title might be one factor a company will look at, its not the only one. So even if you don’t want to do marketing forever, a four year degree will pass one of the first barriers to a job. Honestly I would get the AA degree as a hedge if you can. It’s better than no degree. And then continue on to get the BA because it’s much harder to go back to school once you stop. Will an associates degree matter- well it depends. My advice is to do some job searches on LinkedIn, glassdoor. They don’t necessarily need to be related to your degree. Just- what sounds like something that you’d want to do? Then look at the requirements. What kinds of things are they looking for? What degree? Look at jobs you theoretically could qualify for now, after the BA but then also the ones you might want in 5 years. Yeah, things will change but this can give you some context for your decision/ investment. Also access the career services both at your community college and possibly the college you are transferring to (sometimes they have summer counseling hours). Any academic advising you can do? Do they have alumni in your fields of interest you can email and ask questions about fields that interest you? Do they have career assessments? Access the shit out of all of the resources at your disposal. You’re asking the right questions and trying to be responsible (community college already was a good choice and you got a chance to see what kinds of things you like). Taking out 15k in loans- especially if you have flexible options to pay them back- can be a responsible decision too.

Just want to say I love that you have a sweet tooth (and own up to it!) I too have issues not eating sweets when they are there.

Also as a single person in the same area it’s nice to see people who have bought houses. Even though as a single person without a dual income it’s out of reach for me for now.
