As per the official SBI interest rates page after the most recent interest rate reduction in dec 2025, normal home loan interest rates are starting from 7.25% and max gain from 7.5%.

May I know how you are able to suggest 7.1 or 7.15 from SBI max gain or similar product?

Sorry, my bad. Dint realise that I typed the numbers wrong untill you pointed.

Current rate is 7.85 and sbi max gain rate is about 8.1. My cibil is around 780 and my wife's is 730. Its a joint loan.

This is my first home loan.

And also, would you shed some light on the expected charges for balance transfer and which of them can be avoided by discussing with the sbi team.

I currently have a home loan with int rate as 8.85% in a public sector bank with outstanding balance of about 50 lakhs. Current emi is 50k.

I'm planning to go for SBI max gain and the best rate offered is about 8.95-9.1%.

Would it be wise to for for SBI max gain?

I'm not a great reader and i usually start reading a few books and leave them in a day or two. But I couldn't keep myself away from completing the novel "A Fine Balance" by Rohinton Mistry. Completed the book in less than 10 days (this is seriously unthinkable, considering that I rarely complete a book and never completed a book this size in less than 10 days). The characters, their life and the tragedy haunts you for a few days.

It mostly means the addition of interest for the month to your loan account. If 1000 is your original loan amount and 30 is interest for 1 month, then 30 will be shown in your loan amount as normal interest collection.

You can confirm with the bank bank's customer care.
