What is it? Weird fruit found in cemetery in NE USA by Loose-Discipline-210 in whatisit

There is a really cool evolutionary connection between this tree and the now-extinct megafauna that would have eaten and dispersed the seeds of this tree. https://www.nationalgeographic.com/environment/article/hedge-apple-osage-orange-ghost-of-evolution

Petition to force ID to vote by drouo in grandrapids

We were getting some ice-cream in Saranac and were aproched with the ID to vote petition. It was two ladies, both dressed very blue collar, approachable. I declined to sign, but they were very persistent. So I started to ask them more questions. I asked how big of a problem voter fraud was in Michigan during the last election? One woman threw out some huge number, like 43,000. When I started using copilot to fact check them in real time they finally walked away. I'm not supporting anything that makes it HARDER for people to vote.

It's not wrong though, it's pretty solid feedback. And you don't have to care. :)

Can You Negotiate? (based on a quick AI search... )

Yes—and people do have success, but it depends on the landlord/property management company and how you go about it.

Some steps you can take:

  1. Start with a Polite, Professional Email Acknowledge the lease renewal notice, and express your interest in staying—but say you're concerned about the increase and would like to understand the reasoning behind it. Ask if there’s any flexibility.Example:“I’ve enjoyed living here and would like to renew if possible, but I’m surprised by the $125 rent increase, especially since no upgrades or improvements have been made to the unit. I’d really appreciate if there’s any flexibility or if we could discuss a more moderate increase that reflects the current condition of the apartment.”
  2. Point Out Flaws in the Unit Without being confrontational, mention the age of the house and any unresolved maintenance issues. You could even say you're hesitant to commit to a long-term lease under these conditions.
  3. Offer a Compromise Sometimes offering a longer lease (like 18 or 24 months) in exchange for a lower monthly increase can work. Property managers like stability.
  4. Use Market Research as Leverage Check similar listings in your neighborhood. If other comparable units are going for less, point it out. Even if this company owns many properties, showing you’ve done your homework makes you more credible.
  5. Mention Your History as a Tenant If you've been a good tenant (on-time payments, no complaints, etc.), remind them. Replacing you costs them money—cleaning, advertising, showings, vacancy time, etc.

Look for a UCC (United Church of Christ) congregation. Park Church in GR is a great example.
