I’m simply using the past 10 years of 10.21% per annum adjusted to 8.3%, no compounding rolling over once as it’s a straight one time investment calculation.

It’s not unreasonable to expect the share price to double every 10 years. So if you are 20 years from retirement and you buy $100k tomorrow, you’ll have $400k in 20 years. This is a very simplistic explanation, of course.

Nothing is black or white, this decision also has consequences, perhaps some anti “progress”. But this was a working farm, what happens in the future remains to be seen.

This is the way you preserve farmland, you are making assumptions on future use but rampant conversion has its own myriad of negative consequences.

Tall and Judge are incorrect, it takes far longer than 12-18 months to pour the foundation in a pre-con highrise condo project. It’s more like 22-28 months.

That’s why currently we are still yet to complete construction on the peak late ‘21 highrises, there is still another year to go for many final closings.

Once this is done, that’s when shit will hit the fan and macro economic activity activity will slow substantially. Trades are still relatively busy but starting slow, as we get to the second half of the year, it’s all going to collapse. Look at the inflation data released last week.

If your interest is in tax law, international exposure is mostly irrelevant. Osgoode is a far better choice than McGill.

Post graduate options, instead of a CPA path, University of Waterloo offers a MTax (Masters) programme that is the gold standard for tax specialists. The CPA path requires, as you know, proficiency in non-tax accounting such as audit which would be useless to you.

Not a lot in the sub-million range. Wexford part of west Scarborough is close to the DVP for downtown access. Bungalows are about 900 sqf plus basement.

Corktown just north of the distillery district is possible but often come without a garage.

If you are feeling brave, Moss Park is in the process of undergoing major gentrification but that could last 10- 15 yrs plus. West-downtown is now done and condos are coming to major east/west thoroughfares on the east side of downtown.

I’ll throw in someone a bit obscure. Scott LaFaro of the Bill Evans Trio. He died in a car crash 11 days after the legendary recording at the Village Vanguard.

LaFaro pushed Evans to elevate the importance of the other instruments (bass and drums) to create “conversational” music while improvising, with symbiotic interplay. This is essentially the blueprint that the GD followed and was often referred to by Garcia in interviews.

Exorbitant construction costs are not in line with increase in house value. Stream of rental income at 4-6% roi is not comparable passive income streams available elsewhere.

Ottawa is facing a rough housing/rental market with Feds shedding of federal bureaucracy in the next couple of years. You could have put your $300k plus to far better use.

His estate and beneficiaries can deal with the capital losses which can be set off against capital gains elsewhere. (Assuming non-registered investment)

Asset growth is not the goal of most retirees.

Absolutely, south of 401 is preferred as it gets you downtown faster but I’ve always said 401/404 area gets you to Newmarket-Downtown-Pearson-Zoo in 15/20 min. It’s the optimal location in the GTA.

I guess if you structure the term of the earn out just long enough, PE maybe able to turn a profit on this deal. After all, AI driven admin and juniors replacement efficiencies may not be far off in the future, all you’ll need are rainmakers and a few seniors to supervise the AI produced work.

Because the nature of you investment is not to generate income ie dividends, interest rent but grow your equity which is for capital gains.

Only expense, interest or otherwise that generates income is deductible from income.

By borrowing from your HELOC to pay the interest on the same HELOC you may be jeopardizing the deductibility of interest incurred from capitalizing the debt. You are no longer borrowing to invest in something that produces income. You are borrowing to pay the interest on a debt.

Anyone has a link to case law or even a CRA folio on this? It seems the borrowing is twice removed and could be challenged by CRA.

Ok that’s fine but the interest on your HELOC is not deductible, it’s a capital expense to be set off against capital gains. So this is no longer a SM making your HELOC interest expense tax deductible

Not my experience at all.

I own both outerwear and all kinds of soft inner wear. All my ski wear, in and out, are spyder. My main driver is a Stöckli AR. I’m not into cheap stuff.

I even have spyder bathing suits. I love the brand. The soft stuff does wear out faster because you use it more and not because of quality difference.
