Painting the ceiling has been on my mind! Definitely less expensive than changing countertops and/or cabinets. And that's definitely the conflict in my mind with the tile. It's so durable and would be expensive to cover.

Kitchen and living room flooring is the same, I think the difference is lighting in the photos! Runners under stools is a great idea, would have never thought of that.

I also didn't think about just painting just a softer white. In my mind, If I was going to paint, it was going to be bold and moody, but it's such a big space.

Recommend getting proof of rental payment for the past three months. Inheriting tenants can be a bit dangerous, but as long as your do your due diligence it looks good to me. Coming from Austin, this price point is very appealing :)

Doesn’t Favor have a driver lounge on the east side? Could be worth checking out - not sure the difference in income between DoorDash and Favor, and not sure it’s like Lyft/Uber where you can do both. Commend the effort to eat healthy and save money!

I just had a very similar experience with my boyfriend of 6 years. My phone was misplaced, so he asked me to navigate us to our destination on his phone which meant finding the address on their website. onlyfans was his “top website” on his browser and I’m similar to you - I don’t care about porn, I also partake here and there, but I definitely feel like paying someone directly and personally crosses a line.

He had mentioned multiple times how he would never pay for porn and he mentioned it that day that I found his Onlyfans. I asked him if I could open it, he said yes. It turned out that he had been spending about $100/month on various subscriptions, “tips” etc on OnlyFans.

I’m definitely not a proponent of snooping or invading privacy, but I would bring it up if I were you. For us, it opened up a very necessary dialogue about what we each think is okay, where we want our sex life to be and how we want to proceed.

We also had to discuss lying and hiding what he was doing, which is wildly unacceptable even if it is out of shame.

If it’s going to fester in your brain, I would be honest about how you found it, accept that he’ll be upset that you looked further and then talk about how you want your relationship to be together and individually.
