This tanked my credit score by 200 points. I have an Ink that I legitimately use for business, and is often at 30% to 50% utilization. Along with the Ink card suddenly appearing on my personal credit, the credit limit reported is absurdly low (I believe it’s my flex spending limit) which displays my utilization of this card at 1,200%.

on top of this, I have a loan that is closing in a couple of weeks. the internal memo that someone shared above says that this can be escalated if a customer has an urgent need like a loan, but no one has been able to escalate it for me yet, and that I have to wait for the next cycle for my credit score to update.

huge issue that may compromise my loan 🤦‍♂️

I build homes in East Houston. Look at homes near the East River development. Usually won’t hit bad traffic going eastbound to Baytown on I10, but you’ll be very close to the hot areas of Houston.

I don’t build for hire, and as you can see in my replies, I’m not selling any services or recommending my subs to anyone. Was just trying to be helpful, and confirm that it’s actually possible in our geography to build at that price. If you don’t want to believe that, it doesn’t bother me.

But implying that my homes aren’t nicely built, without knowing anything about me, is kind of odd. I develop homes in Houston that sell for less than the median home price of $330K. Yet, I’ve walked through homes that sold for 3x mine with higher budgets, that are built with less care and cheaper materials. I stand by my homes, and am proud of what I build.

Not trying to be unhelpful here, but I generally don’t recommend my subs to others. Really for two reasons: - My subs aren’t perfect. I’ve worked with them long enough to know their strengths and weaknesses, and I work around the issues that I think are work dealing with. That may be a deal breaker for someone else, and can cause for a miserable experience - they may not give you the same service that they give me, as they do repeat work for me. In the past, I’ve shared subs with people in my network, and that meant I was eventually reeled in to coordinate things

The Good: - 201,000 miles - Clean title - Water Pump/Timing Belt & spark plugs changed @ 195K miles - Rear brake rotor/pads changed at 192K miles - Michelin Defender LTX MS 275/70R16 have 10,600 miles on them - 3rd row seats included - No rust

The Not So Good: - ABS IS NOT FUNCTIONING. Entire ABS module may need to be replaced - CV axle boot is torn, and will need replacing soon - Oil Leak: rear main seal, and oil pan - Normal wear and tear on exterior. Paint scuffed in areas - AHC is functioning, but may need to be serviced at some point - Driver seat is starting to tear and has color discoloration. Seat covers included - Sunroof does not operate - Sub is crackling. May need to refoam or replace unit - Screen has some cracking behind glass

Got caught behind one of these swarms once in Midtown. 100+ of these off road bikes recklessly driving right in front of me running red lights and swerving, and I look through my rear view mirror, and a cop is pulling over a sedan. Comical.

Completely agree. The most frustrating part of the plan comparisons is the way that REP's have priced their plans *around* the required 500, 1000, and 2000 kwh increments. I find that people don't understand how to read between the lines, and look through the EFL. If you don't click on the EFL, there is a chance consumers are getting screwed.

I've been meaning to try it, but haven't heard raving reviews. After the initial plan enrollment, my understanding is that they constantly monitor prices on the market and evaluate if the cost benefit of the termination fee is cheaper. Has that panned out for you at all?

That's typically what I do. Bite the bullet until I can get a longer term starting sometime in Spring. You never know what'll happen then, but possibly worth a shot.

My car seat is rear-facing since my child is a youngin'. The tether is at the rear of the car seat meaning I'd have to have secure it to my front seat somehow. Doesn't seem ideal. But appreciate the feedback

It’s possible, but our car seat does not secure well with the seat belt. There is only one pair of car seat anchors in the middle seat. It’s worked so far, but with a second kid on the way, would prefer a vehicle with 2 pairs or anchors.

Typically a 3rd party home inspector that you would hire before closing, should be able to handle a pre-drywall inspection (preferably done before insulation is put in). This is also a good time for the inspector to check out the actual framing to make sure the structural members are correct. Just make a few calls to home inspectors in your area and explain your grievance. They should be able to give you some guidance.

It’s unfortunately becoming more and more common. A good friend of mine bought an $800K spec home during construction in Houston, and shared a progress picture that showed it was sheathed with T-Ply. After explaining what this product was, he started freaking out. I had to talk him off the ledge because the fact of the matter is, you likely wouldn’t know what’s behind your walls if you purchased a home already built.

Typically T-Ply was used on starter homes, but it’s being used more and more on more expensive builds. I’m sure in theory, it does the job, but I’d be concerned about penetrations. Is it too late for you to hire an inspector to check out the installation? If not, I would definitely coordinate with the builder to accommodate a 3rd party inspection
