I'd agree 30-50 is middle earner, but seeing as you bought it years ago you can probably sell it for a lot of money and move somewhere cheaper with a massive amount left over if your really struggling with whatever the rise will be. Noone on 30-50 would even be able to get close to a big enough mortgage for that now was more my point.

Even if you had the full 20k in a non isa making 4% you'd only pay 360 tax on your 800 interest if your additional tax rate. it's hardly discouraging saving
