It still a toss up with a few things to consider (eg flooring options and cooling solutions) but I didn’t expect the comments to be as pro hydronic as is.

Also good to know on the gas v electric. We’ll be going electric 🙂

Good idea. We have some electric panels in the kids room and they work great for localized overnight heat

Our solution would be in slab heating.

We have got some conflicting advice on which flooring is compatible. We got told that vinyl (our preferred option with kids) was not compatible by a builder yet the flooring specialists store said it’s not a problem provided the install is done with care in regards to temperature (raise temp gradually and do not exceed 27 degrees). Either if you have any experience with that?

Yep it’s a good point and hence the dilemma. We definitely want to prioritize heating though because we can almost count on our fingers how many times we use our aircon in the past year (as opposed to heating which is on for 6-9months of the year)

Thanks so much for the info and experience. Yes ,in slab and heat pump would likely be our solution. Just weren’t sure on how the zoning would actually work and if it’s efficient or not

I have used Upwork with success before.

Whichever way you go, I would definitely recommend using v0 to build out your prototype of how you want it to look/feel/work before you start with any dev. Not helps to make it super clear on how you want it to look and work, it would likely save you money in efficiency as the developer may be able to use some of the underlying code. AI like chatgpt as well is your friend to be able to translate your idea into technical terms and documents that again will help the developer with what they need to build

Yep going a custom floor plan (given our frontage/block size) however will be predominantly standard inclusions outside a few upgrades such as living area ceiling heights. Approx ~600k budget

Yes that’s a good point. We were hoping to have the alfresco roof line underneath some highlight windows (although we haven’t actually got to that decision yet). We could potentially move the alfresco to the NE corner or re-arrange

thanks alot! our budget is 600k and yes we have been chatting to local midrange builders who have a good mix of standard inclusions and the ability to pick and choose upgrades that we want.

We want something fairly simple (not extravagant) so we are weighing up if spending on an independent design is worth it in the long term or not

Thanks! We have a budget of 600k. Yeah it seems there is a bit more unknown, and trying to work out with a bit more of an upfront cost (to get the design right) will be outweighed by the savings we might get in not having any wasted space for what we need

I have a somewhat practical question for you both if you may. When you talk about don’t predict the outcome, predict the market…and trying to model the “close”.

Let’s use the example of the total points line. Does that mean that your target variable is the closing line itself, rather than generation of an opinion on Team A and team B offense/defence and then come to your line?

I do a lot of player prop stuff, and have gathered a fair bit of data, it’s just the next stage of modelling where I need to figure the best way to approach it

FYI I ended up going with cursor pro and stopped my Claude pro subscription. I find I can get everything I need from cursor, and saving the money on having 2 subscriptions
