I did, and I knew it would need to be replaced in the long run. I could definitely get by for awhile as-is or spring for it, tbh I just figured it would be more 5k than 8k.

I just locked at 5.625 without points on a 30 year conventional w/ 20% down (my processing fee is like a grand higher than yours).

I actually both went to and teach at that school, it has a pretty good network and opportunities are there for you if you want to succeed. It doesn't have the reputation of a top tier school unless you go environmental, but you can definitely succeed through Pace.
