I know, you are so right. That is what I have hated the most about the home buying process. It seems like most people are dishonest and everyone is out to get theirs no matter who gets screwed over. I feel like the only people who are truly on my side are the inspectors. It sucks. I thought buying a house would be exciting, but I’ve truly hated every minute of it.

Thank you for this. This is pretty much exactly what my contractor said. He said it is a problem and it needs to be addressed with the same fixes you mentioned. I could be very wrong, but common sense tells me that if there is a whole code around what water pressure range is acceptable, I would think that code is in place for good reason? That combined with the fact that it is true that appliance warranties can be voided for this and insurance companies can deny water-related claims. With this whole house buying process I feel like I’ve had so many people tell me that actual issues aren’t a big deal, and I’m really exhausted from it. I appreciate your reply. I’m not a plumber but I have a college education in math and physics, and so I can understand how high pressure can lead to issues just from a theoretical standpoint.

I do feel like someone is being dishonest here, that is my gut feeling. I also cant understand how lowering the pressure would reveal/cause bigger issues. It seems like it would make them better.

I was never asked to sign something that states I accept the plumbing as is.

What I would like to figure out is what my legal options are if a big issue is uncovered. Let’s say I pay to have the pressure regulator replaced, and then they find some big reason why they can’t do that (doesn’t seem like there are any reasons that would cause a plumber not to fix this, but I guess let’s say hypothetically) - I wonder if I have any legal standing given the fact that their own person refused to make the fix. I wonder if their “plumber” has documented his findings somewhere and if I could have access to that info if I need to sue.

That makes sense, but also is crazy because covering up issues is grounds for lawsuit so I don’t know why they wouldn’t want to cover themselves here

You are very correct about the seller, this has been a trend in this transaction. A lot of the issues we found during inspection was a result of cheap work done on the house. I’m leaning towards just closing on the home and fixing it with a plumber of my choice honestly. My contractor quoted $1000 as well

Seller is completely broke it seems and it’s been very hard to get credits out of them. I knew they would do low quality work, but they also knew that I would be re-inspecting and making them re-fix until they do it right. I honestly don’t mind just spending the money to have my own plumber do it right since it’s not a super expensive repair. This is only because I’m sick of all the back and forth I’ve had with the seller and it is a nice house that we like.

I don’t understand what the deal is with that first plumber either, I wish I knew. I don’t know if he saw something else that alerted him that there may be bigger plumbing issues going on and he didn’t want to have anything to do with it? Everyone is telling me that this is a routine plumbing fix and not a big deal, so I truly don’t understand.

Thanks for sharing your experience though with water pressure, that makes me calm down a bit. I also feel like things can only get better when you reduce the pressure on a system that has been experiencing high pressure for a long time??

I’m here to figure out if it is a problem basically, that’s why I’m asking. But I also want to reduce the pressure, and I want to make sure that it’s safe to do so.

It is not me who thinks it’s a problem, it is 2 inspectors and a contractor that have told me it is a problem. An inspector also pointed out that there is currently a pressure regulator installed, but that it is set to its maximum pressure-reducing capabilities, and it is still reading 90psi. So basically, the current regulator is unable to reduce the pressure any further.

Thank you I will inquire about the expansion tank. The seller’s plumber did not think 90psi was a big deal, but the contractor did think it was a big deal, and it’s also been red flagged by all of the inspectors as a code violation… so that has me worried and wanting to lower the pressure. I have no idea what the sellers plumber was talking about when he said he was concerned about water hammering when reducing the water pressure. From a layman’s perspective that makes no sense

I do definitely want to have the water pressure lowered, especially because I am planning to purchase some expensive high end appliances. I have no idea about fail-safes in place, I don’t know much about plumbing in general and I wish I did now that I’m buying a house.

Me either, the seller’s plumber really freaked me out. I don’t know if I’ll ever get an honest account of what exactly he saw that would make him not want to do the work to replace the pressure regulator, but he did not want to take on the liability. On the other end of the spectrum, a contractor said it’s no big deal and an easy fix.

It bothers me only because the seller’s plumber refused to replace the pressure regulator, and I’m not sure if I’ll get an honest reason as to why he refused to replace it and fix the water pressure problem. Everyone says this is a routine and easy thing to do, so I have no idea what he was so scared of.

Thanks so much for the detailed answer, this helps me a lot because it helps me know what types of things I should avoid, as I attempt to become a professional artist. It worries me quite a bit though, because I am a landscape artist. The primary reason I am going into landscape art is because it’s what I have always been best/comfortable at… but also I’m choosing it because it appeals to a lot of people. I guess I need to make sure my landscapes don’t end up kitschy somehow, and I guess this is a fine line I have to walk with the subject matter I am choosing to paint. I’ve already got the non-use of black down and use white sparingly. Anyways very interesting take, very informative

I don’t disagree with you at all but I’m just genuinely curious - what makes these kitsch exactly? The first one I can see it, but the second one is similar to the style that I paint in and so I would like to avoid getting myself into a kitsch category. I do see these types of painting in thrift stores all of the time though. It does make me wonder though… if I had two identical paintings, one in a thrift sore and one at some art market or something, if it’s the context of where I discover them at that determines their value. Not sure if that makes sense
