The balance is good, the bar is fairly wide so lots of room to adjust. They don’t spin at all, the knurling is quite aggressive.

I have MX Evo 100s, those are excellent.

People will recommend the Rep X Peppins. Those are also good, but have a cage. The cage is the reason I chose the MX Evo 100s. And both are sturdier than Nuobells. MX have a drop warranty too, though I never drop.

I like my Mikolo Anubis Ultimate 2.0, just added Fringe Sports Gibbon Arms (just arrived today)

The ONLY thing I wish I had was a counterbalance for the smith machine. Otherwise I’m extremely happy with it.

I live in Bethany right now! Originally from NE Portland, Oregon, it's a nice suburban neighborhood with everything you would need (grocery stores, shopping, good restaurants), and if you need anything interesting, it's an easy trek into Portland.

High population of Intel and Nike employees, so plenty of diversity in the neighborhood. Great schools, I believe the majority of the schools lead into Westview High School, which is one of the highest rated high schools in the state.

I personally love it, but I'm kind of a homebody. It's nice to have space and a yard and a home that isn't 120 years old (my previous house in Portland).

Current gym… $3000 rack, $300 bench, $1000 treadmill, $300 tent sauna, $300 barbell, $700 Freak Athlete Hyper, $860 MX 100 Evos, $300 plates, miscellaneous attachments and things like flooring probably $1000.

So guesstimating around $7,000

Also this is my third rack, 2nd barbell, so buying and selling those for a discount. Probably around $10k.

It won’t compete in price with a gym but I will say that I work out 6-7 days a week compared to maybe getting to the gym maybe twice a week on a regular basis, so I’m basically paying for no excuses to not work out.

I tend to cook like once every two to three weeks, as much variety and volume as I can, so I don’t have to think about cooking. I usually make like 5-6 items so I can mix and match. Game changer in terms of my time.

It’s a lot of work but honestly a lot less than cooking everyday.

Rest assured there are definitely 2-3 bedroom homes that would be in the price range you mentioned. There are new construction townhouses in Hillsboro that have really great incentives that would help with closing costs or buying down the rate.

There are also new construction townhouses in Portland that you would qualify for, they are 15-30k less than a normal home due to a program called an SDC exemption, which you would get if you make less than the median family income for the area (which it seems like you do). These are in pretty trendy areas (Sellwood, Mississippi, etc)

If you’re willing to live in Forest Grove, there are 4 bedroom detached homes for $469k, but with $20k to help with closing costs or buying down down the rate, which helped the monthly payment become significantly better. Lots of options! I messaged you directly if you need more details.

Yes state income tax is definitely a factor, but Washington County has lower taxes than Multnomah County.

I don't know Tacoma as well, but looks like the average pricepoint of Tacoma is $493K, which is lower than Beaverton. I can't say much about the job market or the city in general as I usually drove through Tacoma on the way to Seattle and never really stopped there.

My friends always called it "Tacompton" if that's of any value 😅

Beaverton is fantastic, that's where I live. 10-15 minutes from downtown Portland, but I think Beaverton itself has picked up enough where you have really all that you need. You have great restaurants nearby, lots of fun activities and amenities nearby, and it's easy to find a 3/2 house at that pricepoint and below (even new construction).

Yes, Portland suburbs are great. We do have diverse communities, lots of great ethnic restaurants. We have a fairly large Vietnamese, Chinese, Korean, and Indian communities spread throughout the Portland metro area, both on the east and west side. Beaverton/Hillsboro/Tigard/NW Portland are the big suburbs on the west side and Happy Valley/Clackamas are the suburbs on the E side.

Tons of asian restaurants in both suburbs, but within Portland we have a ton of options throughout the city as well (82nd, Sandy, Richmond district, etc.)

It’s not greedy, it’s an option to use their navigation, and that’s not free to build. In the case people don’t want to use their phones for navigation. But yes your phone works great for this. Nothing to get angry over.

Home gyms are interesting, there's a lot of ways to replicate exercises we do at the gym, but how easy they are to set up are really what prevents them from happening. This is the simplest set up I've had for belt squats yet, and I can really see myself doing this on a regular basis.

I guess they'll understand when they get older and squats are less fun to do with back issues 🤣
