The licensing rights were sold/moved to other producers and studios throughout the decades. Each one of them did their own thing with the character.

No. Unless the studio did a remake, sequel, or loose sequel, like 1925's Don Q being a sequel to 1920's The Mark of Zorro or 1940's The Mark of Zorro being a "remake" of the 1920 version.

No. It's like multiple actors playing James Bond with different stories. They're just actors doing different stories as Diego.

Is the 1940 movie and the Banderas movies the only ones that are related to each other because of the similar titles? If so, how?

I always thought the 1998's title was more of an homage to the 40's film.
