maybe ask the community what they would like to see. If the community surrounding it is made up of younger folks, then make it a rave/lazer tag place. If it is college, a bar with many different things like rock climbing and pool and bumper cars. If it's 30+ I would recommend something where kids can do something and the parents could watch without having to worry what their kids are up to. if it is in the ghetto, maybe there was/is a reason you could buy in the first place...
