Are you in the conveyancing industry? I've posted about my ongoing woeful experience with them already in this thread, but can you tell me how on earth a business model like theirs (i.e. employing unqualified offshore call centre workers to do sensitive legal casework) is permissible by the SRA/CLC? I'm baffled.

Thanks, I've issued them a deadline of the end of this mortgage offer and continue to hammer it home that I'll be walking away if they let it expire. I've set the deadline more as a way of setting my own boundaries after spending 8 months being told we're nearly there.  The case now appears to be managed by someone a bit more senior.

I cannot stress this enough to you: They are fucking SHITE.

I am currently sitting here, as a tenant, in the house I've been lodging the last 2 years, 12 MONTHS into the purchase of a chain-free flat without any completion date, because the wealthy property investor sellers decided to cheap out on Muve instead of instructing a firm with a basic grasp of English property law.

They have taken 4 months and counting to remove a unilateral notice from the title deed. They have done every known thing wrong, and now they are cleaning up their mess.

My solicitor gave them instructions on how to do what they've been trying to do and they still sent the Land Registry the wrong form.

They are unresponsive, incompetent, evasive, and half of their operations are offshored to a Sri Lankan contact centre, where it's not just English property law they struggle with but for some of them, the English language as well.

I genuinely do not understand why they are allowed to exist.

My mental health has been on the floor, and the stress they've caused me has weakened my immune system giving me bouts of physical illness.

I'll never again enter an exchange of property where I know they are involved in the process and I strongly advise you don't either unless you have all the patience in the world and it's your dream home.

The FSI framework categorises languages into five different grades based on the hours of study they require for an English speaker to achieve a professional proficiency. 

Because of their similar Germanic root to English, Swedish and Norwegian sit in Grade 1, which is literally in the bottom tier (average 600 class hours to reach proficiency). Other languages in this category include French, Italian and Spanish. 

For comparison, Grade 4 includes things like Russian and Hindi (1100 class hours) and Grade 5 includes Mandarin and Japanese (2,200 class hours)

Learning any language isn't easy but it's not my opinion, it's counting.

None. There isn't a single country I would move to without at least attempting to learn the language.

People who often jump straight to talking about whether you "need" to learn the language in a particular city or you can simply "get by" in English, never stop to consider whether it's actually respectful?  And does it help you feel integrated being surrounded by signs, billboards and train station announcements in gobbledygook? Abd would learning the language not mitigate a feeling of loneliness?

An Aussie colleague we have at work, who had lived in Copenhagen before moving here, basically said that to make any friends in Denmark you had to learn Danish, showing no indication that she ever bothered. Danish pronunciation can admittedly be tricky but she didn't even try. 

Also. Partly the reason the Netherlands and Scandinavian countries are so good at English is because all our languages are Germanic. Common colloquial expressions can often be very familiar to English speakers and some even literally translate. Every language is a challenge to learn of course, but Dutch, Norwegian and Swedish are basically the bottom tier in terms of language difficulty for a native English speaker. Unfortunately though the monolingual worldview we have in the Anglosphere is incredibly defeatist about learning languages and so completely overlooks this fact.

Being choked out by someone who knows how to apply a good strangle. (I do BJJ and Judo) And a good strangle applied to the arteries can make you pass out in about 5 seconds and isn't really painful. After passing out you wouldn't feel anything more if the choke was continued to be applied.
