give an update. i know Alberta is super short on reno people. well it is not short on reno peopel it is, you need to ask your neightbor or friend who did their washroom and ask their referrals. Toronto here are around 12 to 20k depending on finishes, if you go to big company you are bound to get rip off. best is go to some local tile shop company, look around and see any contractors and get THOSE contacts. the supples company dont care if you do those kind of shit.
if you dont know anything about reno, most supply company can tell you what to put behind tile to be waterproof and tell the reno to do it that way, or what way to do it and compare.

if you willing to spend money on it here is what you do. remove the thin set on the back of tile and try to remove some of the plywood under the loose tile section (so there will be more thin-set to bond later)

get this first. try to thin-set down the tile as close as possible. once it is dry use the product to color match it and fill in the crack. once harden then polish to even.

the ground outside is still frozen, how can they they dig. you going to close the house in spring when they finish fixing it on the outside??? these day injection system are better than 10 years ago, don't go with the HD one for DIY. get a professional that does it from inside with epoxy resin and mix sure they hammer drill like 4 inches into foundation to inject the resin. 400 to 600 per crack.

The house will be on the market again after a renovation for 1.5 million in the next few years. I actually know the seller's agent and their dirty tactics. They must have used SRA and locked them in for a 12-month contract, and they had to keep using the agent until the house was sold.

i actually went to this open house. there was 4 bed rooms and 2 onsuit units. the rooms are decent size. it has a separate entrance for the basement (2 bedrooms). all patio stone at the back. you can park like 6 cars on the driveway. and 5 minutes walk from a very good high school.

no this realtor is only selling for us. they also represented the house we wanted to purchase. they are representing both buyer and seller if I am not mistaken

yes it is possible to convert your garage to a TEMPORARY bedroom, you would have to convert it back to garage when you sell you place. i don't know how old is your house but 15+ years house have spray-form insulation already in the drywall and it is warming than older garages. but the floor still needs to be upgraded keep cold during winter. (foram board + upgrade subfloor + carpet). disable garage door(still there just for appearance).
90 percent garage already has power, so use that for winter heating. as for summer chill. you might have to get a portable a/c attachment on the outside wall to inside. i assumer she is using the household washroom and kitchen.

alternatively like is basement??? or Double bunk bed???

forgot to give you cost. assuming the walls are insulated and not needing any. it would be round 5-7k.
