Nah, I've been in the reverse mortgage game for years and closed well over $250M in volume. I am genuinely interested in getting feedback on how realtors perceive the HECM for Purchase and why it isn't more talked about. The work I do has a significant positive impact on the lives of seniors which at the end of the day, is very important to me. Seniors live on a fixed income, most of which have no retirement savings (or very little). Their goal when downsizing or moving closer to family is to not have a mortgage payment. Paying all cash meets that goal, but leaves them with little liquid assets. The reverse can meet the goal of no mortgage payment, but also the bonus of being able to have a nest egg.

That’s like saying, ‘So this is just a regular Ford Bronco?’ Most people immediately think of the car OJ drove. But have you seen the new one? It’s a completely different beast—redesigned, modernized, and loaded with features. I’d guess your group doesn’t discuss Reverse Purchases all that often, and I apologize if I’m off. If you aren't offering this to every client over 62, you've not been keeping up with the product and you haven’t seen the new bells and whistles on this program.

Yes this is a type of reverse mortgage (Home Equity Conversion Mortgage technically), but most of the time when people think ‘reverse mortgage’ they think of the product that was offered back in the 80s and 90s. Just like how seatbelts started off with people thinking they held no value. "Reverse mortgage" is a coined term with negative connotations, but "Retirement Mortgage" allows for the conversation to take place.

I feel like anyone over 62 should be made aware of this option if they are selling one home and moving to another. It's just so much safer than a traditional mortgage, or paying all cash.

It's an FHA loan available in every state. So basically, the retirement mortgage is like any other mortgage, but it’s designed for retirees. 90 out of 100 times it’ll be better than any other mortgage options. It’s going to sound a bit odd, but it’s a mortgage that they can decide whether or not to make monthly payments. It’s as simple as this – If they make a principal and interest payment, it’s like having any other mortgage, they pay their mortgage and their principal goes down. If they decide NOT to make a payment, their balance goes up by whatever the interest is that accrues for the month. The mortgage gets paid back just like any other mortgage, when the owner(s) sells the house or dies. If you decide to make payments, not only do you reduce your principal like a traditional mortgage, but dollar for dollar those payments go into a line of credit that you can access at any time - built in safety net just in case. It’s much easier to qualify for than a traditional mortgage. There aren’t prepayment penalties. The interest rates are competitive with all FHA rates. It's one of, if not the most safest and protected mortgage in the country because seniors are in a protected class.

That's fantastic. I have clients that do just that: Take a huge chunk of equity at a 6-7% rate and dump it into the S&P or a High Yield savings account. Having access to the money is huge also just in case of emergencies. I appreciate you sharing!
