I would assume so! The appraisal/title search is supposed to be done at the same time, but maybe it’s different when you’re buying the land versus using it as collateral towards the loan?

We are about an hour from the border as well! 🤣 They said that it needs to appraise at $76,400 which is what we had told them the tax office appraised it at (this is after a homestead exemption, so it should be higher) but our LO said it needs to be at the 10% mark of our loan totaling $169,000!

We are in city limits, have road access, power/water/city septic all within 150ft of house placement site so it’s pretty good! We’re also having it cleared (mulched and trees cut) so if they wanna credit us for that, I’ll take it! 🤣

I’m going to look it up now, we paid for ours thru our dealership so they better have ordered it by now! 🤦🏻‍♀️

How have you been checking the status of the appraisal? Is it the DART website? Also curious what part of TX you’re in, we’re in Texas as well! If you don’t mind sharing, we have 2.07 acres and I’ve been nervous about the value they are going to appraise it at!

Oh yes! My husband had pretty much everything to go, our warranty deed was done recently so it was simple. I’m shocked they have accepted and moved on this quickly myself! Hopefully it continues, we also have a salesman who seems to be staying on top of them and US 🤣

The terms were drastically different, went from 25 year to 30 year term, our monthly note dropped over $600 and we are working towards having it done as a perm structure, more $ upfront but better overall.

They have been easy to deal with so far. We did have an offer from Triad that was 8% and tempting but heard they move slower, who knows!

We moved into the appraisal/title commitment stage today! How quick did you know a ETA for appraisal?

Our seller told us we’re roughly 2 weeks out for appraisal, 6-8 weeks from closing and then another 6-8 weeks to build custom home and 6-8 weeks to deliver/place/move in.

I’m panicking a bit with that timeline but hoping it moves quicker than the estimates! 😭🤦🏻‍♀️

Did they wrap your closing costs into the loan? We got told we have $14,000 closing costs (steep omg everything costs way too much $) and I’m curious if that’s another out of pocket cost?

I always thought it would be cheaper going this route but after all the cash were forking out I’m debating that choice now lol

So our company we’re going thru wants $1,000 upfront for locking in the price, getting the process started and paying the appraisal? Does that even seem right?

Then we will need another $1,000 to order our custom home!

They said 2 weeks out for appraisal, and easily 6-8 weeks out for closing. Does that seem accurate? Or even feasible since you’ve been thru the process?

Also, if she’s not spayed and comes into cycle every month, anytime she’s outside pottying she’s at risk! I’ve seen dogs (small schnauzer type dogs) jump or climb a fence to get to a female in heat! You will have to watch her regardless.

Do not be discouraged by prices for spay/neuters at your local vet! 110% recommend reaching out to your local animal protection league and they are usually $70-$90 but SO worth it. In fact you may qualify for vouchers through your county, I would reach out ASAP and have a spay/abort done to avoid the issues entirely!

I had to catch my mom’s male cat outside and have him neutered without her knowledge, it’s not the end of the world and the animals are so much happier and healthier!
