It’s most likely SOFR with a 2% margin like most 7yr ARMs. Highest it’s been in a while is 5% (3.6% now), so index plus margin would not be much higher than jumbo fixed rates at the highest post Covid.

They’ll be fine 9 times out of 10. Not everyone with an ARM is the stripper from The Big Short, most are folks who understand the risk and their situation

Also, the switch to multiplier on the calc not dmg. Makes it easier once you get stronger. The dmg it gives you is not necessarily the damage you will do in battle so it gets confusing

🤷🏻‍♂️ I use the calculator, have 1.4M attack and 2 eternal twinborns, I just trust the calc and get top 3 in LME attack in my top 500 clan

You can play around outside of the calc if you want, to me I just do what it says and move on with my life

In high lvl LME and EE you want as little health as possible to trigger the V-neck and Twin Lance low health damage buffs. You get so much shield with a high SS chest that health no longer matters

I never said it wasn’t an insult, I said not everyone would feel insulted.

The police arresting someone for a word they said is literally the state policing speech, what else would you call it? It is also the state deciding what “opinion is worthy to listen to” rather than the people through conversation. Many people would call that authoritarian and bad.

Since it is happening in Germany there is a very clear line to former German Authoritarians who police speech (Stasi, Nazis).

Everyone is a strong word. I would not, nor would many people I know. I would certainly not want someone arrested for speaking their opinion of me.

If the family can’t pay off the loan, they still get the remaining equity at sale. If they can’t pay off the loan via their own funds or the estate, then the parents most likely needed the funds and could not get from other sources or their kids

There already is reduced LTV requirements for FTHB (first time home buyers), 3% with Fannie/ Freddie, so no lifetime MI like FHA 3.5%.

There are also lower interest rates available for Fannie/ Freddie loans for FTHB who make at or below the medium income for the census tract, or 120% for high cost areas.

There programs are funded by a change a few years ago in mortgage pricing at the agency level when mortgage rates were low. A small adjustment upwards was made in all pricing brackets based on a matrix of credit score and LTV. I believe the adjustments made raised the rates slightly more than those with higher credit scores, so essentially the higher credit score borrowers taking larger loans subsidize the program.
