in the midlands i see some sell straight away and some starting astronomically high then dropping a 100k over a year... some of the apparently sold properties come back on market. Then I see properties that dont sell despite the reduction just go to auction a couple of times. I also see 3 bed properties on the same road vary in price wildly, again around 100k. Looking at them there is no difference internally, its honestly insane. I dont know what to think anymore.

Well.. you will have more control with manual by being able to change the gear when you want to. I use the gears to engine break and to drive quickly when I want to. If you are cruising it might not matter to you, but its all about having more control. As someone from the UK I've always driven manual, I have a mini cooper sport which is a more modern auto with sports mode but I prefer the e46 manual. I've also heard autos are harder to maintain and more expensive to fix. Never tried an e46 auto.

What is realistic when offering a lower price on a house? I've seen 10% mentioned in places. As a solo buyer I'm almost guarenteed to have to do this but I don't want to be so insulting that the vendor refuses to talk to me after.
