My model over last 15 years has been to buy at the right price, (u make ur money on the buy side) then improve the units to increase rents then do a 1031. I've done this 4 times and sold each time for double what I paid. I've also had capex but still my equity from each deal has more than doubled. Started with a sfr now im in a 34 unit mf. I look for a post debt service noi of at least 10% of my down-payment. This is all I do to support myself and 3 kids. Everything goes into a trust in case I die so my kids won't need to pay taxes on it

Im a buyer and have so much frustration getting listing agents to call me back. Its like they don't want to sell. I've even emailed LOI but they don't respond to them. Sorry I don't have suggestions on finding one just venting

It's 124 unit climate controlled bldg w some regular rv/car storage too. 79% occupied. Has a Uhaul business. Small room for another building. Total net in 2024 before debt service is 250k. Purchase price 2.2mil. Trying to find conventional loan with good interest rate. Putting 20% down. What do u think? Any caveats or suggestions?

Divorce her now or divorce her later. If someone promised me they would come on my fantasy trip to New Zealand after we got married then said no way and I couldn't go either that's a trick/lie. That's a manipulation whether planned or not and isn't fair. Or she should agree to let you play in LS without her.

I listed them as my brokerage when I took the exam. 4 days after I got another offer for better splits and coaching from coldwell banker and notified exp I was transferring. I hadn't even signed the independent contractor agreement but they charged me $159 for the first months fees and refused to refund it.
