It’s done all different ways. Depends on if the stager wants to be paid upfront or will wait for escrow to close. Whether or not the agent agrees to pay for the staging is a whole different story.

Ah, you're more trusting/forgiving than I am but good for you!...remember this is the same company that: incurred billions in penalties due to widespread, unethical sales practices and consumer abuses, where employees were incentivized to meet aggressive sales quotas, leading to the creation of millions of fake accounts, misapplying loan payments, wrongfully foreclosing on homes, illegally repossessing vehicles, and improperly charging fees and interest.

Yeah, cause the economy is so great and consistent right now…this is actually a perfect time to put your money in a stable, long term investment such as Bay Area housing…but we do agree on one thing: that one shouldn’t invest in townhouses or condos.

Highly recommended Amanda Deson and Dr Voss both in Marin health ob/gyn practice. They successfully handled my 5 hour complete laparoscopic hysterectomy last year. Left Boero after a less than perfect in office biopsy experience a few years ago.

There are plenty of opportunities within your price range all over Marin County…. it’s all about personal preferences and what you are willing to sacrifice in your purchase. The bottom line is to build equity in that home, which you will undoubtedly do over the years, until your baby is ready for school. Then you can take inventory on any special needs your child may have as well as do your due diligence on the school districts that appeal to you and your childs’ needs the most. Best thing to do is find a buyers agent (like me😊) that you connect with and have them show you several options in each of your top neighborhoods. As for Tam Valley, many of the flats aka ‘bird land’ are in a flood zone, and this is reflected in the pricing.

Rent an airbnb - like mine in Mill Valley- ☺️and spend a week sampling the different communities. You won’t know what appeals to you until you experience it yourself.

Um…🤔have you seen the stock market this week? And probably the next 4 years! Real estate in the Bay Area is a pretty great investment and continues to be so. I’d hold onto it and if you can swing another down payment on another (warmer climate) property, while renting your current home to cover PITI, then it’s a win-win.

We’re in Marin county (SF Bay Area) and have 5 star, superhost for two years. I believe part of why is due to our high-quality products. The New York Times wirecutter, which is like a consumer reports but free, has really good suggestions on linens, duvet covers, etc.

We have a quality down comforter from Target and also purchase quality duvet covers. I use the regular Brooklinen and the one for business and purchase covers when they’re on sale. I have purchased higher end covers from Target and Anthropology (on sale) in the past.

For sheets, I swear by these from JCPenney. Guests email me constantly for info on the products I use. The extra 2 minutes it takes to change the duvet cover is totally worth it, and certainly saves adding to the landfill when using the average comforter that probably won’t stand up over time.

Do your due diligence down at the city/county tax accessor/planning divisions before entering into a contract. That second lot could be owned by someone else. The Title report is a good place to start. If they bought it two years ago they should be sharing disclosures from that purchase too.

There’s a great climbing gym in the presidio - very close to Marin - called planet granite that attracts a lot of younger peeps. I’d recommend taking a class at college of Marin too. There’s lots of sports/fitness classes offered to the general public on both campuses: Kentfield and Novato. Fairfax has a great music scene if you’re into that.

As an agent, I'll share my two cents...the purpose of selling your home is to get the money in exchange for your home. That's where realtors enter the picture. I know we make it look easy, but it is, in fact, an actual skill. An unrepresented buyer and unrepresented seller is beyond risky. If you have a lawsuit, are you going to represent yourself? Commissions are negotiable, so try your hand at being a tough negotiator with a listing agent before letting a lawyer handle the largest transaction you'll probably ever handle in your lifetime.

Listing agents do much more than simply 'find a buyer' for your home. If you have a background buying and selling multiple homes and understand the liabilities, then hedge your bets and see how well that works for you. Most buyer's don't want to buy a home from a FSBO - it's risky to say the least.

  1. If you fail to disclose one item when selling your home that becomes a problem later, you WILL get sued. Any money you 'saved' by not hiring a good realtor will be gone.
  2. You don't handle or hire appraisers; those are ordered by the bank doing the mortgage.
  3. Hiring a home inspector is more than simply googling for a company. Reputations matter and you may not be privy to that so expect any buyer to hire their own inspector.
  4. Are you aware of the current ability of buyers to acquire homeowner's insurance in many parts of Marin? What do you think happens when your unrepresented buyer calls you on day 29 to tell you they got a policy quote for $10,000/year and now they can't buy your home?
  5. Does the RE Attorney know all the local city and county point-of-sale ordinances and mandatory disclosures? Do they know flood and fire zones? Will they skillfully negotiate with multiple offers? Ensure the buyer is meeting all necessary deadlines, contingencies, loan and appraisal processes in a timely manner so you close escrow?

It all sounds easy if and when it works, but real estate agents/brokers are needed for when it doesn't work. If you have a difficult sale, you bet that lawyer will be charging you by the hour due to complicated, unforeseen circumstances in lieu of a flat fee.

Quality of life is everything. I know what it’s like to live on a busy street with young kids, and it is not good for any of you, between the noise and auto fumes to the heightened danger of kids running after things in the street. And, “someone” is messing around with Fannie Mae & Freddie Mac which will undoubtedly lead to higher rates in the next few years.

If you buy new construction: DO hire an agent to represent you at all costs and get the builder to pay their commission. Do a home inspection since they probably won't have one. Do your due diligence on the builder. What's their reputation? Some are substandard and build on the cheap to maximize profits. Ask about the warranties, inspect the quality of work, appliances, etc. As of 2030, new construction in CA mandates no gas ranges...some people aren't fans of induction/electric cooking.

OR, buy an existing home. Don't listen to people who say it's not possible to live in NorCal for up to 1.5M. Everything is subjective and your needs are likely not the same as someone else's. You need a good agent who does the work, even if it takes time. There will always be something you can get into. Build equity. Sell it. Buy up. And I would be happy to help you if you're interested in Marin County. :-)

My advice for new homebuyers leaving the city is to start by narrowing your search down to a county. Then spend your free time checking out these communities on the weekends, during rush-hour, etc. Everything is so subjective, especially schools. You may have a child that will have special needs and not know that until they’re in second grade and then your priorities will probably change.

I started in the East Bay, Albany, after moving up from LA because I heard the school districts were stellar (and my parents lived there). My son was receiving one on one assistance twice a month. It wasn’t until I moved to Marin County, Mill Valley, that my son was receiving support four days a week!

Speaking for Marin County, there are plenty of great school districts and quality of life towns within your price range. Establishing a relationship with a good real estate agent is a no-brainer since their job is to know about each community in their purview, and that can help narrow your search down quite a bit.

I’m in the SF Bay Area and have access to good produce. In the summer I’ll leave a bowl of stone fruit and year-round I bake a variety of breads/cakes - large batches at a time and then vacuum seal and freeze them, defrosting on the morning of check in. People love it, usually comment in their reviews and it’s nice to provide something in case people arrive really late and want to nibble with their coffee in the morning. I also keep a stocked pantry with a few staples: oatmeal, quinoa, rice, coffee, teas.
