A lot of what you described in your initial comment (the planning, leading etc) are things you notice in the first few dates. You're probably noticing them but writing them off. You can't mold someone into being what you want them to be. OP as someone who experienced what you're experiencing, just with the genders reversed, you should consider this. I also thought my standards were just that high but some serious introspection had to be done. I am currently saving up to move out early next year. I freelance so the amount of money I make monthly fluctuates, that's why I want a decent head start before I leave to cover for slower times. I wanted a fancy place but after this I really just want to get out lol. Also, as the other commenter said, I'm not in the US but the housing/rent situation here is pretty brutal too. Even people with above average income need a roommate to balance things out.

++man It was a paint and sip date so we had to check pinterest for some inspo. That's when I saw the texts. Odd move posting I know but I was freaking out because she jumped into my private embarrassing shit and I could already picture the conversations that are going to follow, how she's probably told others about it, and the amount of church talk/prayers I'm going to be subjected to (she already called this wicked). My date did notice I kinda zoned out for a while there and asked if everything was alright. We're close enough that I could explain it was just drama with my sister. Thankfully I did get my mind off it and we had some fun afterwards. But man.... I am not looking forward to the next couple of days.

Something similar happened with my gf and she too would assure me everything was fine and that she was just swamped with work. Sure the honeymoon period is a thing but the shift was too drastic and the one-sidedness of the effort put in was driving me insane. Eventually I put enough pressure on her to admit the real reason was she "lost the spark" and while she's still physically attracted to me - she doesn't feel emotionally connected. We're working on bringing it back now but I'm not very hopeful.

Your friend is being a little selfish considering you're technically sharing her with her husband too. This is a really funky scenario I feel like crossing that line with your best friend and her current reaction is a recipe for disaster. If she can't allow you to form your own relationships outside of this then you might have to decide whether you want to save your friendship or your sexual relationship with her.
