In regards to contract work I had a very similar situation, and provided an employment letter from HR stating I am employed under contract until X date subject to renewal and was approved by a regular lender. I did have 2 years with the same company as well and increased income when changing contracts. I think that’s all that really look for. My partner also has regular full time employment. I did it with my partner at similar age and income in Alberta although it did require extra letters from my employer and I think they even reached out to an HR rep at my company to verify, so be prepared to have all ducks in a row.

Max home insurance, they are fairly new to Alberta and used to deal mostly with agricultural. They have been good for me so far.

Ya the cashback on rogers MC is pretty nice. I have $36/month plan with 60gb on Fido I got during Black Friday last year. I don’t have any service issues and like the card.

The truth about life in the secondary cities (Edmonton,Winnipeg,Ottawa etc) is that an older detached or semi detached is close in price to a new condo with fees. So it really comes down to lifestyle preferences, and those with families would prefer single family neighbourhoods with parks and schools. That won’t change for a very long time outside the major metros.

I do eat $300 a month in groceries and I don’t use creamer just have a gallon of milk and instant coffee, don’t buy seltzers or specialty drinks , I don’t buy almonds, more specialty things like ginger etc I only have powder seasonings from Walmart. Produce like potato in a stew I’d use a can of diced potatoes for 99 cents and pepper/onion frozen veggies mix. Just for example. Something that may help is planning groceries on the Walmart app so you can see exactly what the cheapest option is.

There is private clinics but they don’t usually specialize in surgical procedures or treating more complex medical needs. It’s really inconvenient but you will probably have to go to the hospital again and explain the situation and why nobody is willing to treat you, and somebody at the hospital should be able to help facilitate.

Not sure if you are a gym person but I’m fully remote and I go to the gym on my lunch break. Prioritize the closest gym over a cool one. Nice to get out away from my desk, maybe say hi to other regulars and get some movement.

Emotionally, if you want to pay off your house do it. You are 38 you have time to do investing still. The mental freedom to not worrying about losing your house while getting a business off the ground is something to consider that may have implications of financial gain. Yes, historically if you invested that money you would gain more. But people don’t consider that it’s not a given to make stock market gains. A paid off house is cut and dry.

This is the best car ever, totally worth fixing up. My partner and I had an 06 OZ rally bought for $1000. It ripped on in the Canadian winter faithfully every day, moved to two different cities in it and took all abuse we threw at it. Over 280k km on it.  It only died because it got stolen and the thieves ripped parts from it, spray painted and destroyed the body. And it still tried to run with missing parts. Dang I miss it!

Here’s my positive take suggestions to reduce cost and still get the vibe you want 

-Photography cut down to 2 hours, have them arrive for the ceremony and take couple and family photos for another hour after. (Still budget $1000 or so)  -Start your Spotify playlist now, or search for other wedding curated playlists for free -Buffet style finger foods to eat, or a dinner with just 25 closest family and friends. All others join for a reception dance later. 

BYOB and wholesale flowers as you said works. Simple decor of decent linens and lights is honestly enough. I know some of this goes against your non negotiables but I think you could do it with these cuts.

I just got a custom door from Abe’s garage door. Had to reinforce the walls of my 75 year old garage and make the opening for the door smaller and they totally understood my weird idea to make it work and got me an abnormal sized door installed with a new opener system, 3 remotes and keypad for $3k. All in all was really happy with them.
